Within the Specialized Finance Department's Real Estate Finance Group ("REFG"), responsible for originating, structuring and executing Non-Recourse Real Estate Finance transactions such as stabilized loans and construction loans. Reporting to the Head of REFG, this position's primary responsibility is an underwriter role whose responsibility will include; manage the due diligence process, derive cash flow analysis senarios, engage third party vendors and review third party reports, negotiate loan documentation with outside legal counsel, and produce credit application and obtain credit approval. For the avoidance of doubt, this position will include as a secondary responsibility, client relationship management, deal origination/execution, and to play a supporting role with the planning, reporting and administration function within REFG, if and when the Head of REFG shall request.
Fluent Japanese language skills are requied for this position
Work closely with REFG's Deal Originator/Relationship Manager and structure the transaction, manage the due diligence process, and negotiate the financing documentation.
Manage the due diligence process and maintain the Underwriting Checklist to ensure all due diligence materials are obtained to properly close a transaction.
Derive property cash flow analysis scenarios, engage third party vendors, thoroughly review all third party reports, and negotiate loan documentation with outside legal counsel with the oversight of Deal Originator/Relationship Manager.
Produce credit application for credit approval in line with SMBC's credit standards and procedures. Responsible for credit content and quality as well as management of the credit process including internal bank systems/grading, financial statement analysis and modeling.
Lead negotiations with clients and coordinate financing documentation with internal and external legal teams.
Possess good understanding of banking regulations, internal and external policies and loan risk factors; remain aware of compliance rules to proactively mitigate or reduce risk.
Assist senior management in building strategy and generating innovative solutions for customers.
Attend bank meetings and relevant industry conferences for networking purposes and to keep abreast of industry trends and economic environment.
Provide senior level guidance, delegate and manage junior staff.
Experience in dealing with Japanese and/or Asian clients.
Able to lead discussions with external and internal counterparts with all levels of the organization, to structure the financing transaction.
Able to read and interpret legal documentation. Ability to lead negotiations with clients and coordinate legal documentation with internal and external legal teams.
Ability to develop independent, well thought out credit conclusions and recommendations to present to credit department and senior management.
Expert knowledge and experience in (i) real estate finance and/or (ii) real estate development/investment/asset management/brokerage/appraisal.
Highly collaborative and flexible in a team and client environment with ability to form good relationships internally and externally.
Strong presentation skills and can clearly articulate points.
Able to provide guidance and direction to junior staff throughout the deal process.
7 to 10 years of experience working at at a commercial bank or other relevant financial institution, or real estate companies (e.g. developer, manager, broker, appraiser).
Business fluency in the following languages: English, Japanese
