Job Summary
The Regional Manager has full leadership responsibility for maximizing the long-term operating performance of an assigned region. Through the leadership of people and teams, this individual is accountable for successfully leading Property Managers to implement and oversee operational plans, ensure excellent customer service and that marketing, compliance, budgetary and sales goals are achieved in line with Company standards to maximize resident occupancy and satisfaction.
Essential Duties
• Recruit, train, develop and retain a team of service-oriented, business-minded property management
professionals
• Monitor and ensure excellent physical condition of the assets within assigned portfolio
• Maintain a competitive market position with a thorough understanding of the market and how it relates to the
assigned portfolio
• Develop strong marketing and customer service skills at the property level
• Anticipate changes in the market, communicate strategic recommendations to leadership and execute approved
changes to business strategy
• Ensure Property Managers are proactively focused on the status of their property on a forward-looking basis in line with occupancy goals while monitoring lease expirations, turnover, market conditions and seasonal demands
• Conduct weekly site visits to ensure adherence to all office and maintenance procedures, including audits of lease
and office files, revenue collection procedures, income and expense control, customer service programs, vendor
relations and contracts, service request systems, various local, state, and federal government regulations, make
ready standards and preventive maintenance programs
• Oversee physical inspections of all areas of the assets to evaluate their condition relative to health, safety, risk
management, asset preservation, customer service, and company standards
• Monitor asset and employee performance relative to budget and sales goals using various weekly, monthly,
quarterly and annual reports
• Recommend for approval and implement revenue-enhancing capital improvements and capital programs relative
to Operating Standards and expense reduction
• Full accountability for the financial performance of the assets in the Regional Manager's assigned portfolio

• Possess strategic thinking capabilities, solid mathematical and analytical skills to monitor property performance,
forecast and control expenses

Requirements
* Four-year college degree from an accredited institution; degree in business or related field is preferred
* Five to seven years of professional experience, which includes experience in real estate asset and/or property
management
* Multi-family, three years of multi-site, multi-family experience is required
* Experience in a fast-paced, rapid growth environment
* Five years Supervisory Experience preferred
* Strong Financial Experience, including Class A Asset Management
* Yardi Voyager, Entrata and REIT Experience preferred
* Travel 50%-75% as needed

Physical Demands/Work Environment
* Work is normally performed in office environment, within building
* Routine exposure to outside elements such as temperature and weather to conduct physical property
* inspections
* Constant need to simultaneously use hand, wrist, and fingers to operate office equipment
* Work in inclement weather
