You will report to the Maintenance Specialist 5 as well as the Director of Maintenance. Under the general direction of the Maintenance Specialist 5 you will provide the required maintenance repair and preventive maintenance as well as assist the Stationary Engineers with boiler operations when relief is needed. The operation and maintenance of the Heating and Cooling Plant must comply with standard safety practices, federal and state laws; university policies and procedures; and align with the industry best practices. The Role: The Maintenance Mechanic Relief Operator performs preventative maintenance work in the central heating and cooling plant and on the campus in the areas of general maintenance, repair, HVAC, plumbing and other related trade work. This position will perform relief operation and after-hours dispatch duties in the central heating and cooling plant as needed on a 24/7 basis. The duties, specific tasks or combinations of tasks are performed professionally and efficiently, incorporating both personal integrity and mutual respect. Job Duties Perform general maintenance, repair, and support plant operation. Work may include but not limited to: - Effectively communicate and maintain positive working relations with faculty, staff, students, and the campus community as well as FMD management team. Perform work in a manner that provides excellent service with nominal to no inconvenience or disruption for the client. Perform quality work that meets or exceeds the expectation and satisfaction of the client. - Perform work using Best Practices while maintaining compliance with applicable laws, policies, and procedures to provide a safe workplace. - Maintain main heating and cooling plant including large dual fuel boilers and related equipment. - Maintain and repair remote gas fired boilers and domestic water heaters. - Maintain steam and chill water and domestic water distribution systems. - Maintain steam and condensate systems including steam traps, valves and expansion joints. - Operate high pressure steam boilers including three 60,000 lb/hr water tube and one 30,000 lb/hr fire tube, on gas or oil as required. - Perform scheduled maintenance and make repairs including, but not limited to, adjusting packing glands on valves and pumps, adjusting regulators, re-prime pumps to restore flow and initiate additional regenerating cycles to maintain soft water levels. - Operate high lift equipment. - Perform regular and preventative mechanical maintenance as assigned such as painting, corrosion control, valve replacement. - Perform housekeeping duties routinely to maintain cleanliness. - Perform off hour periodic maintenance to university buildings and facilities, emergency repairs or required dispatch. - Respond in emergency situations including afterhours. - Perform preventative maintenance on all types of mechanical systems including changing belts and filters. - Perform maintenance and repair on plumbing systems such as unplugging drains, replacing finish plumbing fixtures and repair of flushometers. - Perform work on electrical systems such as 110 volt electrical switches and receptacle replacement, electrical connection repair, light fixture repair, hot water heater repair and replacement, repair fractional horsepower motors and maintain and repair branch pane systems. - Respond to door, window and lock repair calls. - Perform other duties as assigned. Minimum Qualifications Experience and/or education demonstrating a substantial working knowledge of a variety of skilled fields such as plumbing, painting, light electrical and/or any applicable field. Strong communication skills. Valid Washington State driver's license. Experience in one or more of the following: plumber, pipefitter, steamfitter, millwright or other related fields. Experience in trouble shooting, repair and knowledge of combustion and calibration of larger dual fuel (natural gas & light oil) boilers. Ability to obtain boiler operator license within one year of hire and maintain while at CWU. Must be able to work swing, graveyard and weekend shifts. Experience using Word, Excel, e-mail, and/or similar software applications to produce written correspondence, documentation, create simple reports, receive, and respond to e-mail inquiries, report time, etc. Ability to follow written and verbal instructions and communicate both orally and in writing in a clear and professional manner. Able to work independently and monitor progress against defined parameters. Demonstrated willingness and/or experience working with students and/or co-workers from a wide range of abilities, backgrounds, and experiences. OR applicable combination of education and/or experience which demonstrates the ability to perform the essential functions of the position. Preferred Qualifications Journey level or specialty license. Boiler Operator license. Centum and vnet/IP software experience. Heating and ventilating experience. Familiarity with boiler support systems such as high voltage generators, condensate return systems, boiler feed water systems and water softeners. Bachelor's degree in Industrial Technology, Mechanical Engineering or other related technical field. Ability to incorporate multicultural perspectives and issues into everyday conversations. Pay, Benefits, & Work Schedule Salary : This position is based on the range 47G of the Washington State Classification Listing, which has a minimum annual salary of $55,224 and maximum annual salary of $64,092. In accordance with RCW 49.58.110, the above salary reflects the full salary range for this position. Individual placement within the range is based on the candidate's current experience, education, skills, and abilities related to the position. Schedule/Appointment : Initially Monday - Friday, 8:00am-5:00pm (1 hour lunch) shift work is required / may become swing shift with shift premium pay / WFSE Bargaining Unit 1 Working Conditions : This position may work indoors and outdoors, at times in hot/cold/noisy/dirty/wet/confined areas such as mechanical rooms, manholes and excavations, and may need to physically access work areas with the equipment and tools necessary for completion of the job. This often requires standing/crawling/bending/walking/climbing while carrying/pulling/pushing/lifting associated with equipment or tools up to 50 pounds. Occasional overtime is required, and shift work may be required. May need to drive a service vehicle in congested areas. Utilize and wear appropriate personal protection devices such as respirators, ear protection, and eye and face protection and fall protection. Scheduled hours and days off may vary depending on the needs of the department. May be required to work weekends, evenings, and holidays. This position is subject to unplanned overtime including emergency call back situations. Occasional travel may be required. The incumbent will work outdoors, including working in inclement weather during daylight and dark hours. In addition, this position will work with and be exposed to machinery, tools, electrical equipment. Will work around all utilities during excavations, maintenance and installations and be exposed to insects that may be in the environment. Must maintain awareness of immediate vicinity in order to recognize, respond to and/or avoid potentially hazardous conditions/surroundings. Must possess dexterity of hands and fingers to operate tools, materials, and equipment necessary to perform functions of the job.
