Maintenance Tech II is responsible for contributing to the Communities occupancy goals by maintaining upkeep of all neighborhoods; Participate in preventative maintenance programs and on-going maintenance and repair of all mechanical systems, electrical systems and life safety systems of the neighborhoods, to preserve and maintain the asset; Responsible for participation and monitoring of a safe workplace for self, staff and elders, with goal of zero work related injuries; Participate in drills for the neighborhoods; Assist in Safety training for staff to assist in emergency operations; Perform additional duties and handle projects as assigned by the Director of Facility Services; Achieve regular attendance in conformity with standards; Comply fully with all rules and regulations for the safe and effective operation of the building and grounds; Additional tasks as will be assigned through the CMMS.
· Must have basic computer skills to complete work tickets and review email
· Ability to interpret documents; maintenance instruction and communicate with others
· Must be self-motivated; work without supervision; able to make common sense decisions
· Ability to stand; walk; climb; balance; sit; bend and perform repetitive motions
· Proficient in door and lock repairs for safety and regulatory compliance
· Knowledge of Life Safety equipment such as Fire alarm; mag locks; patient wandering systems and nurse call
· Must be able to change out electrical outlets, switches, ballast and perform LED retrofits
· Hvac CFC preferred
· Respond to after hour calls from the Director of Facilities for emergencies in a timely mannor.
We have an amazing opportunity for a Maintenance Tech that can:
§ Performs daily maintenance activities and corrective maintenance on furniture, cooling, heating, plumbing and electrical systems, facility vehicles, lawn care equipment, and power tools.
§ Performs repairs on walls, floors, roof, ceramic, and floor tile. Paints, plasters, refinishes, and performs skilled and general carpentry tasks.
§ Paints and repairs all interior walls, ceiling tiles, floors, and subfloors as necessary. Constructs, renovates, or moves walls if necessary. Adjusts or installs doors and windows and installs appropriate hardware.
§ Responds to daily requests for maintenance repairs, deliveries, and equipment transfer.
§ Performs routine grounds care: operates power mower, lawn tractor and snow plow and other snow removal equipment. Trims, prunes and fertilizes trees, shrubs and lawn as assigned.
§ Moves and delivers incoming and outgoing freight; lifts and moves heavy furniture and equipment.
§ Maintains logs for heating/air conditioning and water supply systems and records corrective maintenance tasks.
§ Adheres to organization, federal and state OSHA regulations and guidelines.
§ Adheres to organization policies concerning Resident's Rights.
§ Must be able to lift without restrictions.
§ Repairs of all medical equipment and documents all equipment and repairs.
§ Evaluates the current equipment and conducts inventory.
§ Distributes supplies to the units and conducts inventory of the medical supplies.
§ Documents medical supplies distributed.
§ Receives deliveries and verifies products.
§ Must be able to lift without restrictions.
Required Knowledge, Skills and Abilities:
§ Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine maintenance reports and records, work orders, etc.
§ Ability to speak effectively with employees of organization, and external customers such as service company employees.
§ Ability to accurately add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
§ Ability to carry out instructions furnished in written, oral, or diagram form.
§ Ability to deal with problems involving several concrete variables in standardized situations.
§ Knowledge of Building Engines preferred.
§ High school diploma or general education degree (GED) required.
§ Experience and basic knowledge of heating, cooling, plumbing, electrical and mechanical systems.
§ Basic knowledge of carpentry, painting, vehicle maintenance and minor construction projects.
§ Must be able to safely perform all essential job functions without harm to self or others with or without reasonable accommodations.
§ Basic knowledge of computers and must be proficient in MS Office.
