            Job Description

            Assistant Facilities Manager (Janitorial Services) JOB DESCRIPTION: The Assistant Facilities Manager assigned to Soft Servicesinteracts with customers, provides information about the organization's services, and may respond to customer complaints if needed. This role devises strategies and policies to ensure that an organization meets its goals by planning, directing, and coordinating daily janitorial operational activities.Problem-solving is required to identify issues and recognize shortcomings and effectively carry out solutions.People in this role assess different options and choose the best course of action, often on a daily basis. He or she, must be able to communicate clearly and persuasively to effectively discuss issues and negotiate with others, direct subordinates, and explain their policies and decisions to those within and outside the organization. PRINCIPLE DUTIES Establish and enforcecompany and customer goals, policies, and procedures Formulate policies and manage daily operations to ensure the highest level of customer service is provided Manage general activities related to enhancing work performance and providing services Consult with other executives, staff, and managers about general janitorial operations Identify places to improve performance, policies, and programs Promote responsibility for safe and controlled work environments Ensure that all customer complaints are handled professionally, appropriately, and in a timely manner Manage existing business, and oversee shift managers, supervisors, vendors and labor force responsible for servicing day to day janitorial needs and projects To manage, train, supervise and motivate staff, ensuring their development. To monitor the appearance of the premises, ensure it is kept clean, tidy, well organized, fully stocked and fully staffed. To order any supplies needed for housekeeping. To deal with complaints or difficult situations in an efficient and professional manner. Directs completion of assigned tasks within estimated time frames and budget constraints Enforces work standards and reviews/resolves work discrepancies to ensure compliance with contract requirements To be able to work efficiently with professionalism at all times and maintain high standards Optimizes planning, operations, and resources to ensure maximum capability is attained Ensure that customer requirement and production standards for assigned area of responsibility are met Perform annual employee performance appraisals, and leave and overtime approval Perform all other position-related duties as assigned or requested REQUIREMENTS 3+ years of janitorial supervisory or managerial experiencewith strong emphasis on customer service Demonstrates strong skills in: Communication, Decision-making, Leadership, and Problem-solving Demonstrates professional and political aptitude Bilingual (English/Spanish) preferred Strong computer proficiency skills (Excel, Word, PowerPoint) Obtain a Port Authority Of New York and New Jersey issued identification badge. WORK ENVIRONMENT ISS Facility Services manages the day to day operations and janitorial services for a major airlines located at LaGuardia Airport New York. The facility is currently undergoing extensive construction slated to end in 2024. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
