Requirements

Repairs and maintains equipment, filters, buildings and grounds to include but not limited to, brewers, freezers, refrigerators, coolers, grinders, toasters, HVAC equipment, parking lots, sidewalks, signs, retail display cases, ovens, tables and racks by performing the following duties. Oversees outside vendors who are brought in to provide expertise for repair or replacement of parts and equipment. Purchases parts and equipment as necessary. Documents all maintenance and repair performed. 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. 

  • Coordinates with all locations to identify maintenance issues which need to be performed.
  • Dismantles devices to gain access to and remove defective parts.
  • Adjusts functional parts of devices and control instruments.
  • Repairs or replaces defective parts.
  • Installs special functional and structural parts in devices.
  • Lubricates and cleans parts.
  • Starts devices to test their performance.
  • Oversees outside vendors as necessary. Documents all service and repairs performed by the incumbent or outside vendors. Monitors and documents all equipment during startup and warranty period.
  • Repairs and /or installs electrical and plumbing equipment and fixtures when feasible, replaces bulbs, ceiling titles and maintains electrical signs. Oversees outside vendors when necessary.
  • Coordinates with store managers and/or tenants to assure proper temperatures and settings are maintained in all heating and cooling equipment such as refrigerators, freezers and coolers. Assure HVAC units are maintaining comfortable levels in all buildings, offices and stores owned and/or operated by the company.
  • Transports equipment and supplies from location to location when necessary.
  • Services and maintains all condenser coils on a quarterly basis.
  • Services and maintains all ice machines on a quarterly basis.
  • Replaces all A/C filters monthly. Checks all A/C belts.
  • Maintains all parking lots and sidewalks at all buildings owned or operated by the company. Stripe repair and power wash as needed.
  • Maintains and repairs as necessary all outside building walls, roofs, and awnings.
  • Performs all Preventive Maintenance of all machines equipment and property of the company and document same.
  • Maintains a clean and safe work environment wherever duties are performed.
  • Undertakes, initiates, and facilitates emergency and special repairs and /or services 24/7.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. 

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Candidates must be able to lift 100 lbs.  Candidates must be able to, stand for 5 hours.  A full range of motion is required so as to allow work kneeling and bending through twisting and fully extended reaches.  Candidate must be comfortable climbing ladders and performing work at roof height.
