Responsibilities

  1. Serves as a National Strategic planner which develops long range strategic plans to manage/reduce the company real estate portfolio by utilizing existing vacant space through implementation of lease terminations, building sales and consolidations. Primarily focused on the Network & raised floor technology space globally and all garage work centers nationally. Serves as National Strategic , managing multi-state geographical real estate portfolio; collaborates with client groups, internal and external business partners and LOB executives to determine life cycle and exit strategies..
  2. Serves as a Customer Relationship Manager for assigned clients including timely dissemination of information, escalations/conflict resolution, review of all large project requests, Consults with clients to ensure alignment of their business strategies and growth/consolidation plans and respond to critical requests that have significant financial impact to Verizon.
  3. Perform detailed financial analyses for all strategic initiatives utilizing approved Verizon Global Real Estate financial modeling tools; evaluates alternative approaches, develops executive presentations that effectively & persuasively present concepts, plans and financial options for proposed initiatives; makes recommendations based on sound reasoning.
  4. Provides high level oversight of strategic initiative implmentations including issuance of communications, monitoring of scope, schedule and budget; review of significant customer scope changes that impact plan; input and maintenance of all project documentation and financial information in the project management database;conduct leasing/planning calls with Transactions and client groups regularly to review upcoming opportunities and take appropriate actions outlined in Global Real Estate processes and procedures to ensure proper direction is given in accordance with effective lease dates.

Qualifications

Excellent consultative, facilitation and communications skills (written, verbal, presentation); ability to drive change and influence decision making with client groups, business colleagues, internal and external business partners and Executives; ability to quickly build relationships and diplomatically negotiate common approaches and options; strong customer relationship focus. This positon will interact with senior leaders across all lines of business with a current emphasis on network and technology personnel and Counsumer Mass businees client groups. Good business acumen and understanding of Real Estate terminology, environment, systems and processes; understanding of financial concepts (Run Rate, EBITDA, NPTG, NBV, etc.). Strong teamwork and leadership skills and experience leading/working with cross-functional teams; outstanding analytical skills; profiency in all Microsoft Office applications (including Word, Excel, Project, PowerPoint); strong program/project management and organizational skills; ability to adapt quickly to change and complete assignments with little to no supervision and with wide latitude for independent decision-making; ability to prioritize own workload effectively with multiple clients and initiatives, tight deadlines and take appropriate actions using self-directed management skills; problem-solving; accomplished strategist/creative thinker; solid grasp of Verizon Policies & Procedures and systems (CPS 103; CPS 130; CPS 175; Uptime Tier methodology, Network design principles; CWPM; PM Systems; BIG/Yardi functional real estate systems; Building Utilization; Vacancy Tools).

Required Skills & Experience:

  • BS Degree in Finance; Accounting; Communication; or Engineering or equivalent work experience
  • Five Plus years related experience

Desired Skills & Experience:

  • Masters Degree in Finance; Accounting; Communication; or Engineering
  • Certification: PMP, FMA or CFM
  • Understanding of accepted auditing practices and procedures;
  • Seven Plus years related experience
