Job Description:
The Superintendents top priority is field coordination, working closely with subcontractor(s) to ensure that they are always focused on quality and workmanship that meet industry standards.
Job Responsibilities include but are not limited to the following;
Oversee all aspects of project from mobilization to punch list.
Coordinate and manage all subcontractor activities and see to it that they are punctual.
Effectively communicate with Project Management Team.
Ensures that the safety and health project plans are put into practice.
Adhere to maintain detailed project construction progress schedule in association with foreman.
Prepare field reports.
Ensures that the purchases are within the budget.
Organize the workers to make certain that they are performing well to satisfy the project requirements.
Common inspection on the safety and performance of the workers.
Track the construction process to make sure that it is completed on time.
Mediate with inspectors of the government on the customary requirements of the site with respect to its safety and licenses.
Document potential schedule delays and keep the Project manager fully informed, in a timely fashion, with regards to any and all problem areas on the project.
Possess working knowledge of all projects plans, specifications, contracts with general contractors, subcontractors, purchase orders, daily correspondence, shop drawings, submittals and all other project related documents, and obtain a complete and accurate set of as-build drawings.
Job requirements:
Minimum of 5-10 years' experience as construction superintendent in NYC.
Prior experience supervising new ground up construction.
Computer literate including Word, Excel, Outlook and Microsoft.
Must have the ability to manage projects (1) to (5) million dollars in value.
Must have excellent verbal, written and communication skills, excellent work ethics and moral integrity.
Ability to identify and resolve issues and conflicts quickly and successfully.
Self-motivated, independent, reliable and timely.
Ability to work in a fast paced environment is a must.
Actual field presence required.
Current NYC DOB Superintendent Registration preferred.
