Job Summary:
The Maintenance Mechanic is responsible to complete maintenance and repair of building systems.
Essential Duties & Responsibilities:
- Perform maintenance on HVAC, plumbing, electrical systems, general carpentry and building maintenance which includes but is not limited to, carpentry, door/lock repair, painting, ceiling repair, floor repair and asphalt/concrete repair.
- Must be available for after-hours emergencies or unusual situations which may require to return to the property late at night or at unscheduled times
- Must be available during periods of inclement weather to assure one or more buildings are secure and that tenant needs are satisfied.
- May be required to observe non-standard holiday schedule to assure property coverage.
- Provide safety services in inclement weather: shovel snow, plow snow, spread salt and position safety signs or cones in high traffic areas.
- Assist with any calls or requests from VP of Real Estate Operations and/or Property Manager
- Possess and maintain a current and valid New Jersey driver's license.
Physical Demands:
- Frequent standing, walking, kneeling, crouching, stooping, talking, hearing, using close and distant vision, color vision, peripheral vision and depth perception.
- Use hands to feel, grasp, and use including but limited to power/hand tools and job necessary tools.
- Reach with hands or arms and push or pull objects, use wrist and arm motions.
- Use sense of balance on lifts and ladders in controlled conditions.
- Occasional lifting objects up to 75 lbs. in weight.
Work Environment:
- Exposure to moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration; moderate noise levels in mechanical space.
- Will be required to wear protective equipment including but not limited to, gloves, safety glasses, hearing protection and other safety devices.
- Will be required to travel to properties as needed.
Experience, Education, and Training:
- Maintain good communication and working relationships with co-workers, management, contractors and suppliers.
- High school diploma or GED; one or more years of experience or training in required discipline; or equivalent combination of education and experience.
- 5-6 years commercial building maintenance
