POSITION/PURPOSE:
This Individual will be responsible for part time day-to-day operations of the Center. Individual must be able to work at least 3-4 hours per day Monday through Friday, subject to schedule changes. Must be available to assist with operations activities occurring evenings and weekends.
PRINCIPAL JOB ACTIVITIES:
Maintain property in a safe, neat and clean condition
Pressure wash sidewalks, windows and rear dumpster area on an as-needed basis
Assist with daily, weekly and monthly property inspections including roof inspections
Perform preventive maintenance as required
Assist with tenant relations including delivering memo's, reporting roof leaks and building maintenance issues, etc.
Log and perform repairs as required and requested
Assist in contracted services to ensure performance is in accordance with their contract
Collect bids from vendors for contracted services
Be on call at all times to respond to property emergencies
Contact management and communicate all emergency matters
Follow up on all problem areas in a timely and cost efficient manner
Respond to all work requests in a timely and cost efficient manner
Assist with tenant move-in and move-out as directed
Assist in snow removal, de-icing, etc. and ensure that contracted vendor is performing to standards
Show vacant space to potential tenants
Assist in unloading trucks and equipment
REQUIREMENTS:
High school diploma or equivalent.
3 - 5 years of property maintenance experience.
Effective verbal and written communication skills.
Must be physically able to climb (including ladders, roof ladders, etc.) lift 75 pounds, and licensed to operate a motor vehicle.
