GENERAL SUMMARY:
The Manager of Real Estate Operations is responsible for driving top line and expense reduction results while supporting the overall customer experience. The main functions for the manager is real estate activity includes all day to day operational activities associated with new store opening, closures, relocations, remodel and conversion activities. The manager also participates or leads implementation of operational initiatives and drives best practices in compliance while balancing a growth mindset in their approach. They are responsible for the development and management of budgets for all areas associated with the position’s work and managing direct reports for the same result and for using Gap Inc.’s GPS guidelines.

The manager will represent the Field and serve as an advisor to all levels of management at HQ on all aspects of real estate, productivity and operational best practices. This manager partners and influences multiple department throughout the corporate and field organizations to continuously and proactively evolve best processes and practices to ensure optimal efficiency of stores, to improve Banana Republic’s competitive positioning, and deliver strong earnings.

ESSENTIAL DUTIES & RESPONSIBILITIES:

Functional Requirements
• Proactively manage real estate operations as a leader within Banana Republic Store Operations; partners include Store Maintenance, Field Finance (FP&A), Daily Operations, Labor Operations, etc.:
o Coordinate and facilitate facets of real activity – pre-opening planning, all phases of opening, post-opening hind sighting, and resolution of outstanding issues.
o Coordinate and facilitate current and new operational processes in the field to support the company and stores’ business strategy.
o Ensure policies, procedures, and initiatives are well-executed, meet the needs of the stores and customers, and help achieve financial goals.
o Create and manage project plans that track initiatives from design to implementation to maintenance, including preparation of executive summaries to communicate milestone and at-risk areas.
o Support operational functions and create a comprehensive sustainability strategy for stores.
o Devise functional process improvements to drive productivity and efficiency and customer satisfaction.
• Develop strong and productive partnerships across all levels within Store Operations, the brand (HQ and Field) and Gap Inc. to:
o Identify areas of opportunity to revise current processes and procedures to streamline workload, increase top line sales growth and minimize expenses.
o Drive resolution of issues with urgency.
o Develop creative solutions to minimize store impact.
o Hindsight initiative and provide metrics; develop action plans.
• Institute communication strategies that facilitate planning, collaboration, prioritization, and preparation for sharing information within the division to enable sustainable, efficient real estate activities with applicable partners.
• Oversee new and existing strategies; implementation, and evaluation to make informed decisions on rollouts.
• Conduct presentations of projects or initiatives as required to peers and leadership.
• Support other special projects and workload as required.
• Manage to the annual operating budget for Daily Operations related to RE Operations.
• Participate in and lead department and Field/HQ meetings (huddles, FLC, FLT/DMC, functional reviews, etc.).

People Management
• Drive the development of the Gap Inc. talent pipeline by cultivating an environment of engagement, learning, and commitment using the GPS principles.
• Recruit, hire, train and develop high-performing individuals into a high performing team.
• Ensure development plans for each individual on the team are up to date.
• Maintain an effective and energetic team environment that motivates individuals to excel.
• Provide appropriate levels of direction, support, empowerment, development and recognition.

ORGANIZATION RELATIONSHIPS: This position develops strong partnerships with upper Field and HQ teams to influence others within the organization at all levels. Builds and maintains strong cross brand and cross divisional partnerships to drive the strategic development of work forward within Gap Inc. values and Brand Goals. Collaboration on projects and strategies with multiple functions related to real estate, store design, construction, procurement, marketing, visual, store planning, store maintenance, human resources, transportation, logistics, finance; operational partners inside and outside the brand, and all levels of the field organization.

Qualification

1) Knowledge, skills & abilities:
• Ability to think strategically, interpret data and understand challenges to anticipate roadblocks propose/execute solutions with solid implementation plans and measurable results.
• Ability to lead, develop, and motivate a team of Project Managers
• Demonstrated ability in successfully building partnerships with key partners to influence and drive results.
• Strong customer focus. Anticipate customer needs and take action to meet them: continually search for ways to increase customer satisfaction and improve processes.
• Demonstrated ability to multi-task and manage workload with competing priorities to quickly adapt to changing needs of the business.
• Project planning, including scoping, prioritizing, executing, and sustaining of wide-reaching program rollouts.
• Ability to deal with ambiguous situations and act quickly and decisively.
• Creative thinker with strong diagnostic and problem-solving skills.
• Excellent verbal and written communication skills with a strong attention-to-detail.
• Business acumen, including familiarity with retail financial concepts and analysis.
• Proficiency in Microsoft Word, Excel, PowerPoint.

2) Minimum educational level:
• College degree or comparable experience preferred.

3) Minimum experience:
• Minimum 3-5 years of operations or related experience.
• Gap Inc. retail field experience highly preferred.

4) Physical Requirements:
• Based in San Francisco.
• Travel up to 25% in North America may be required.
