Summary
The Construction Project Manager is responsible for representing the company on multiple retail projects simultaneously at locations under construction. This position will work closely with the operations departments of sister companies, Sam's Xpress Car Wash and Sam's Mart, to ensure new locations are successfully turned over to operations as scheduled. The Construction Project Manager will manage all construction contractors and vendors throughout the construction project to ensure timely completion to company standards and specifications, and within an established budget.

Essential Duties and Responsibilities
● Plan, monitor, direct, coordinate, and budget activities concerned with the construction and/or remodel of retail structures and facilities
● Manage and monitor general contractors to ensure project is completed on schedule and within budget
● Visit construction sites to monitor compliance with design documents, specifications and company requirements, as well as established budget and schedule
● Monitor and report on construction costs and change orders and manage against budget
● Review contractor draw requests for accuracy and appropriateness
● Confer with design professionals and contractors to ensure construction plans and details are accurate and reflect company standards, value engineer plans in coordination with contractors, architects, and engineers
● Participate in internal project meetings and attend strategy meetings
● Establish construction project objectives and performance
● Report on current status of construction projects to management
● Assist the Director of Development with selection of new general contractors as needed, training them on company requirements as they come on board
● Coordinate with the IT Department on data and security installations
● Evaluate construction material specifications
● Investigate potentially schedule-disrupting situations and implement corrective measures
● Monitor requisition of supplies and materials to complete project
● Formulate reports concerning such areas as work progress, costs to budget, and scheduling
● Monitor the construction materials testing (CMT) inspections process
● Other project management duties as assigned by the Director of Development

Minimum Qualifications
● Retail construction project management experience
● High school diploma or equivalent
● 3 - 5 years of experience in construction supervision and/or project management in relevant field
● Participation in and clearance of all require pre-hire screenings
● Clear driving record and valid driving license
● Ability to manage projects from start to finish
● Ability to understand and master construction plans, specifications, codes, and regulations
● Excellent oral and written communication in English
● Proven ability to establish good working relationships
● Ability to be flexible and work effectively in a fast-paced environment
● Excellent negotiation and creative problem-solving skills
● Ability to effectively present information and respond to questions from groups of managers, contractors, clients, associates, businesses, and government agencies
● Ability to make decisions under pressure
● Proficient in Microsoft Office
● Familiar with estimating and scheduling software programs
● Ability to maintain deadlines through others

Preferred Qualifications
● Degree from an accredited college or university in construction management, engineering, architecture, or a related field
● Experience in car wash construction, fuel facilities, and/or convenience stores a plus
● Provide Project List
● Basic knowledge of AutoCAD

● While performing the duties of this job, the employee is typically in an office environment 40% of the time, and in the field visiting construction sites 60% of the time. You will be exposed to extreme heat and humidity working outdoors; temperature swings from indoor air-conditioning to outdoors, extreme noise and dust from construction equipment and hand tools at sites; mechanical hazards at construction sites; electrical hazards of electrical wiring; fumes and odors of gases and exhaust; dust of household, storage spaces and environment; toxic chemicals and waste.
● Work setting is periodically informal, autonomy-oriented, having variable tasks. Work is frequently fast-paced with high pressure
● The corporate office hours are typically Monday-Friday, 8:00AM-5:00PM, with flexibility on evenings and weekends required
