POSITION SUMMARY

This position will have a primary focus of estimating residential construction costs for new custom homes, townhomes, and production housing. Working with internal staff, multiple vendors and suppliers, seek the most qualified and competitive pricing for new projects in development. Working in the office, reviewing new plans and offering suggestions for cost-saving measures; securing proposals from all trades and suppliers in preparation for project launch. Assisting the construction department as projects move forward to clarify bids and pricing variances. Salary ranges between $35,000-$45,000 annually based on experience.

POSITION RESPONSIBILITIES

  • Project Estimates - Develop takeoffs for new projects, per plans based off of the Construction Drawings and Standard GSC Construction Specifications; Provide Quantities with unit of measure including SF, LF, or Per/EA take off of various items; All takeoffs need to be documented on Project Take-Off sheets. Take-Offs will be reviewed and approved by Purchasing Manager prior to entering into Project Estimate Worksheets.
  • Bidding - Manage and maintain “bidding” email address; Create group emails by trade, and add new bidder information in appropriate groups; Send out RFP’s with Bidding information.
  • Gather all Proposals sent via emails and file in appropriate project computer files; Ensure there are two responsible bidders for each trade; assist Purchasing Manager in bid scrubbing.
  • Subcontractor Pre-Qualification - Create and Maintain Subcontractor Files to include executed subcontract agreements, ROC license, insurance certificates. Assist in tracking vendor workload across all projects.
  • Construction Document Control - Create and Maintain Access files both Physical, and Electronic included in the Construction Document Package, Including: All Permits, Estimates/Proformas, Change Orders, Construction Drawings and Specifications

JOB REQUIREMENTS

  • Plan Reading and basic quantity Take-Off knowledge.
  • Phone skills/interpersonal skills: be able to interact with Architect and Subcontractors as necessary. Persistence and Follow up with Subcontractor’s bid deadlines.
  • Computer skills – experienced with Word, Excel, and email. Develop and maintain project matrices for document control.
  • Construction software experience in estimating (MS Project or similar)
  • This position will be exposed to cost estimating, subcontracting, schedule adherence, Procurement, and Cost Control.
  • Minimum 3 years’ experience in Residential Construction Estimating, working for a New Home Builder.
  • High school diploma or equivalent. College Degree preferable

CANDIDATE REQUIREMENTS

  • Knowledge of principals and methods for showing, promoting and selling residential homes. This includes marketing strategies and tactics, product demonstration and sales techniques.
  • Ability to easily build rapport with architects, designers, vendors, suppliers and internal professionals.
  • Ability to speak to others in a manner that conveys information efficiently and effectively.
  • Critical listening and response skills. Ability to understand the company/buyer wants and needs and direct the process with relevant questioning.
  • Familiarity with automated computer systems, particularly as it relates to the generation detailed estimates and budgets.
  • Exhibits a professional demeanor in dress, manners and conduct.
  • Must maintain a high degree of integrity and honesty in all business dealings.
  • Enthusiastic with a positive attitude, a team player who works well in a closely knit environment.
  • Excellent communication skills, both spoken and written
  • Organized, adaptable, and detail-oriented.
  • Ability to work with minimal supervision
  • Proven record for developing comprehensive, accurate estimates and budgets.
  • Ability to work in fast paced environment / entrepreneurial atmosphere
