Job Description

The Construction Project Manager is detail-oriented, thorough, and organized who oversees financial budgets, coordinates contractors, and manages the construction process and is also in charge of organizing schedules, tracking inventory, and ordering and managing materials.

Essential Functions

Job responsibilities include, but are not limited to:

  • Supervise construction projects from beginning to end.
  • Construction plan development coordination
  • Communicate with site superintendents to monitor construction progress, worker productivity and compliance with building and safety codes.
  • Resolve problems as a result of inclement weather, emergencies and other issues that may cause delays.
  • Determine project specifications and selections.
  • Develop scopes of work for all contracts
  • Bidding and negotiating all scopes of work.
  • Develop project construction schedules.
  • Review and approve submittals and RFI’s.
  • Change order, negotiation, and coordination.
  • Review and approve monthly invoices.
  • Prepare monthly AIA pay applications.

Supervisory Responsibility

This position has supervisory responsibilities including, but not limited to all subcontractors, consultants and vendors.

Work Environment

The employee will be regularly exposed to outdoor elements (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.) and some low-level noise via use of power tools. Using proper lifting techniques and wearing of property safety equipment will help minimize hazards. Must be able to lift 50-75 pounds.

Physical Demands

  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job:
  • Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heaving weight material /appliances /equipment), climbing ladders/stairs and walking on rooftops.
  • Requires manual dexterity sufficient to operate small motorized equipment (i.e. repetitive hand/wrist, gripping and elbow motion).
  • Must have normal range of hearing, vision, color discrimination and depth perceptions for property operation and repair of machines, wiring and equipment.
  • Must be able to complete tasks wearing appropriate safety equipment (i.e. back belts, goggles, masks, gloves, etc.)

Position Type/Expected Hours of Work

This is a full-time position.

Travel

Some local/regional travel may be expected for this position.

Required Education and Experience

  • Minimum 10 years’ experience in residential or multifamily building construction.
  • Civil land development experience preferred.
  • Strong verbal communication and coordination skills
  • Tough, creative, and fair negotiating skills
  • Proactive and procedural mindset
  • Experience in full Microsoft office suite, SharePoint, Project, and Procore.
  • Flexible schedule for routine site visits
  • Must be computer literate.
  • Must have a great work ethic, attitude, communication skills, attention to detail and able to do light manual labor.
  • Ability to work well under pressure in a fast-paced environment.
  • Valid driver's license, reliable transportation and positive driving record required.
  • Must be able to pass a credit and criminal background check.
