Bar Harbor Bank & Trust is seeking to fill a full time, 40 hours per week role of **Secondary Market & Retail Lending Operations Coordinato**r for our Newport, NH location.

The Secondary Market & Retail Lending Operations Coordinator performs a variety of duties to support the Retail Lending Operations area. This role gives support to Secondary Market, Residential Underwriting, Closing Production, and other areas where and when applicable. Additionally, this role works closely with the VP, Retail Lending Operations Manager to ensure that policies, programs, and processes are developed, implemented, communicated and consistently administered in compliance with laws, regulations, organizational objectives and industry best practices.

**Responsibilities (*Essential*):**

* Coordinates Secondary Market desk to include: Verify and validate price on all rate lock requests, provide rate lock and rate extension support via email and telephone.

* Manage change requests made in Optimal Blue system (OB).

* Delivers loans for funding to investors & processes income received through this activity.

* Performs Residential Loan Underwriting as necessary and approves loans within designated lending authority.

* Completes second review of denials & counter-offers, and prepares appropriate adverse action notices.

* Performs as a back-up Closing Production Specialist during high volume times.

* Assists with balancing various GL accounts relative to the mortgage area.

* Provides timely support for external and internal audit responses by responding to requests for documentation etc.

* Uploads documentation to Synergy for Quality Assurance or Compliance.

* Assists with the review & processing of monthly, quarterly, and annual HMDA corrections.

* Interfaces with other departments, regions, vendors, agencies, etc., to resolve support-related issues.

* Provides troubleshooting support to LOS, POS, & Optimal Blue systems, as well as assists with testing of any updates and releases.

* Assists with internal & external audit responses and requests for documentation.

* Assists VP, Retail Lending Operations Manager with research, implementation and execution of ongoing projects and initiatives.

* Overseeing and recommending upgrades and process improvements to the Banks residential and consumer lending policies and procedures to streamline and improve lending services for the benefit of the customer and the Bank. Ensuring changes to these policies and procedures are implemented.

* Adhere to federal regulatory requirements, such as the Anti-Money Laundering and Bank Secrecy Acts, and all established policies and procedures.

**Required Education & Experience:**

* Minimum of a high school degree or the equivalent.

* Two plus years of secondary education.

* Five plus years of overall Banking Experience.

* Experience with Desktop Underwriter and Loan Prospector.

* Experience with conventional, jumbo Maine Housing, New Hampshire Housing and government products. (FMAC/FHA/VA/USDA).

* Strong time management skills and organization are required to meet all parties exceptions for a successful closing.
