Principle Responsibilities & Position Purpose:   

Under the direction of the General Manager and Operations Manager, this position oversees the maintenance department.  This position will be responsible for ensuring that proper standards are maintained regarding cleanliness of the entire property.  This position will be responsible for ensuring that proper standards are maintained regarding the maintenance of the property. 


Essential Functions: 

This list of responsibilities is ILLUSTRATIVE ONLY and is not a comprehensive listing of all functions and tasks performed by this position. 

 

  • Perform daily walks of the property to inspect cleanliness, proper lighting, etc.   
  • Inspections should include exterior part of property, public areas, back-of-house areas, and guest rooms.   
  • Create and manage preventative maintenance schedule. 
  • Create and manage deep cleaning schedule.  
  • Conduct all equipment walk-thru inspections, readings and logs as requested by management.  These must be kept in an organized location as designated by management..  
  • Ensure and inspect the completion of all new and reconstruction projects for the property.  
  • Create reports as assigned.  
  • Contact outside subcontractors and receive bids for work outside the scope of the maintenance department.  Present the proposals to appropriate managers for approval. 
  • Oversee scheduling of maintenance department.  
  • Monitor labor to ensure that time is being used effectively and that overtime is minimized.  
  • Monitor job performance of maintenance staff.  Perform evaluations when necessary. Coach, counsel, and discipline as necessary. 
  • Monitor the appearance of maintenance staff. 
  • Prevent injuries by minimizing or eliminating hazardous situations or behaviors.  
  • Enforce facility rules and regulations and educate patrons about them, as needed.  
  • Maintain current certifications and physical fitness.   
  • Schedule & conduct weekly Operations Meetings with appropriate members of the management team.  
  • Inspect and maintain the facility and equipment daily and report any unsafe conditions or equipment.  
  • Collect and file accurate records of incident reports relating to the Maintenance Department. 
  • Complete additional duties as assigned by management  

 

SUPPORTIVE FUNCTIONS: 

  • Maintain the cleanliness and organization of assigned shops, storage areas, laundry areas, mechanical areas, tool carts and tools, and housekeeping carts and tools. 
  • Maintain all equipment in first class condition at all times. Always work in a safe and orderly manner. 
  • Monitor housekeeping & maintenance departments to ensure that all safety precautions are being used when working. 
  • Track all associated inventory and maintain established inventory level.  Purchase new inventory and tools when necessary. 
  • Support and ensure compliance with all policies and procedures as designated by the Company. 
  • Support and ensure compliance of all local, state and federal regulations, including OSHA regulations.  


SPECIFIC JOB KNOWLEDGE, SKILL AND ABILITY: 

  • Possess good electrical and mechanical troubleshooting skills. 
  • Able to read blueprints, wiring schematics and technical manuals. 
  • Must be able to lift at least 50 lbs. 
  • Ability to demonstrate leadership skills and excellent customer service experience. 
  • Ability to read and write the English language fluently. 
  • Strong written and verbal communication skills and the ability to communicate effectively with the public and other associates.  
  • Interpersonal skills necessary to provide the highest level of customer satisfaction. 


QUALIFICATION STANDARDS: 

  • Education:  High School graduate or equivalent required. Technical training in HVAC, electrical or building maintenance preferred.  
  • Experience: At least 3 years of home and/or commercial remodeling preferred for this position.  
  • Grooming: All employees must maintain a neat, clean and well-groomed appearance in accordance with the Company standards.  

 

Rate of pay: $25.00 - $28.00

In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by management based upon the particular requirements of the company. 


Work with other divisions and areas of the park to ensure that the customers’ overall property experience meets or exceeds expectations and standards.
