Job Summary:

The Sales Consultant is responsible for closing the sale and rental of homes by meeting with prospective buyers and renters, entering new visitor registration cards into the prospect tracking system, showing inventory homes, submitting new applications for approval, and taking the necessary steps to facilitate closings on deals in progress. This jobholder reports to the Regional Sales Manager and assumes other duties as assigned or apparent.

Duties/Responsibilities/Essential Functions:

Specific tasks, responsibilities or competencies may be documented in the incumbent's performance objectives as outlined by the incumbent's immediate supervisor or manager.

  • Sells or rents homes to prospective residents in a timely fashion.
  • Tracks all sales, rentals, and marketing traffic accurately to further identify, research, and analyze sales options.
  • Follows-up on sales and rental opportunities to connect with prospective residents.
  • Develops friendly, professional relationships with residents.
  • Maintains the set color accents and feature cards in inventory.
  • Verifies that each lease-option home has been visited and is ready for sale or rental.
  • Monitors the maintenance of model homes and sales offices.
  • Submits single unit purchase information on all lender repurchase agreements (repos) to the Regional Manager or VP of Homes.
  • Notifies the Regional Manager or VP of Homes (if applicable) of any home that a lender is planning on moving from and out of the community.
  • Remains current on customer needs, industry trends, market activities, and competitor actions.
  • Transcribes, formats, inputs, edits, retrieves, copies, and transmits text, data, and graphics to produce documents and presentations.
  • Visits inventory homes regularly and completes model checklists.
  • Maintains Company brand with company-approved signage and flags.
  • Visits local retailers and participates in local association events.

Required Skills/Abilities/Knowledge:

  • The ability to anticipate and respond to customers accordingly.
  • Must be able to work with minimum supervision and a high degree of self-control to maintain a composed, problem-solving approach when faced with controversial issues and pressing time demands.
  • Must be able to relate well to others across functional business units to build rapport.
  • The ability to use active listening skills with critical and analytical thinking to understand residents' requirements and needs.
  • Excellent written and verbal communication skills.
  • Must have focused, outstanding customer service skills to attend to residents' needs and preferences and to keep Company and resident information confidential.
  • The ability to quickly recover from disappointment or rejection.
  • Must be proficient in all Microsoft Office applications as well as applications related to the specific position.

Supervisory and Managerial Responsibility

Education and Experience:

  • A high school diploma or equivalent is preferred.
  • Sales experience is required, preferably real estate sales.
  • Property management experience a plus.

  • Prolonged periods of sitting, using hands and fingers to handle or feel objects, (including using tools or controls customary to the position), standing, walking, kneeling, and reaching or lifting with hands and arms. Must be able to hear clearly (with or without the use of a hearing aid) and frequently lift and/or move up to 25 pounds. 
  • Must be able to regularly lift and/or move up to 10 pounds, and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, and the ability to adjust focus (with or without the use of glasses or contact lenses).
