Type of Employment: Full Time/Part Time - Wage: $20 per hour or more DOE

JOB SUMMARY:

To perform routine maintenance duties including rough carpentry, painting, and basic equipment or facility repairs. All carpentry, electrical work, or simple plumbing repairs are performed under supervision by qualified personnel.

ESSENTIAL FUNCTIONS:

· Reports to supervisor of buildings and grounds to receive day's assignments.

· Performs simple daily maintenance including carpentry tasks, such as installing shelves, hooks, or closet rods.

· Change light bulbs, replace light fixtures, and performs similar minor electrical tasks.

· Opens clogged drains, repairs leaks, and performs other simple plumbing jobs.

· Does touch-up painting and repaints rooms as required.

· Assists in snow removal when needed.

· Mows lawns, removes weeds and brush, and does other yard work.

· Sets and moves sprinklers regularly to keep the grounds green.

· Assists with loading or unloading trucks and moving furniture when needed.

· Maintains tools and maintenance equipment in working order and keeps the maintenance room in neat condition.

· Picks up trash around the facility several times a day and keeps all of the grounds clean.

· Makes simple irrigation repairs.

· Log all activities completed each day for the supervisor.

· Works in a safe manner, taking all safety precautions.

· Reports all safety and maintenance issues to the supervisor immediately.

DAILY TASKS:

· Remove garbage for the entire property.

· Line all garbage cans with new bags.

· Be sure the trash area is kept clean and up into dumpsters.

· Check all hot tubs Check/balance PH up & down.

· Shock and chlorine as needed.

· Log into the daily spa log for safety standards.

QUALIFICATIONS:

· Must be a steady, reliable, trustworthy worker.

· Must be able to read simple instructions and follow simple diagrams.

· Must be able to perform simple tasks independently after being given specific instructions.

· Must have general knowledge of simple equipment used in the building trades.

· Must be self-motivated and take pride in the work accomplished.

· Must be able to work in extreme climates.

· Must have reliable transportation and valid driver’s license.

PHYSICAL ABILITY - THE EMPLOYEE MUST HAVE THE ABILITY TO:

· Ability to work a minimum of 32 hours per week.

· Be exposed to cold or hot temperature extremes in the walk-in cooler, freezer and/or outdoors.

· Bend at waist with some twisting, stand, stoop and/or walk for an entire shift.

· Grasp, reach and manipulate objects with hands continuously throughout the day. (This requires eye-hand coordination, and may occasionally require climbing a ladder to store/retrieve materials or place/remove signs)

· Occasionally lift and/or carry up to 50 pounds from ground to waist (to replenish fountain syrups, ice, etc.)

· Routinely lift and/or carry up to 30 pounds from ground to overhead (stocking/maintaining inventory levels on the shelves, in the cooler and freezer, etc.)

· Push/pull with arms up to a force of 20 pounds (utilizing a hand-truck, sweep and mop the floors, etc.)

· Manual dexterity sufficient to use hand tools and to paint.

· Ability to stand, crouch, and climb to perform repairs, use ladders, and perform various types of manual labor.

· Ability to lift up to 50 pounds occasionally.

· Vision (with correction) sufficient for reading, performing repairs, and painting.
