PURPOSE

SUMMARY of POSITION

Responsible for keeping property equipment functioning, and guest units in good repair, and keeping premises clean by performing the tasks in the Maintenance Manual and as directed by Maintenance Manager, Chief Engineer, or General Manager. Assists with other Divi Resorts’ staff as directed. Assists guest in any way possible.


ESSENTIAL DUTIES and RESPONSIBILITIES

  1. Demonstrates and promotes a 100% commitment to providing the best possible experience for our guest and employees.


  1. Offers guest assistance. When a guest asks for assistance, the maintenance engineer either provides the assistance immediately or immediately contacts someone who can and follows up to ensure the guest’s need is met.


  1. Performs repairs listed on work orders for assigned areas of responsibility and maintains a record of work and inspections completed. Makes repairs in a timely manner.


  1. Performs preventive maintenance and other tasks as assigned per the Maintenance Manual or prescribed by the Maintenance Manager, General Manager, or other executive-level team member, on rooms, exterior and public areas.
  2. Maintains cleanliness of building’s exterior, grounds, walkways, driveway, parking areas and stairways. May also picks up loose trash and debris as first item each day and throughout the day.
  3. Empties all trash containers daily, or as needed, if no porter is assigned to the property.
  4. Maintains cleanliness of storage shed, furniture storeroom, maintenance room, boiler room, flammable storage container, and any other area designated by management.
  5. Cleans drains in the laundry room (daily if necessary) and cleans the boiler room and the area behind the dryer.
  6. Maintains vacuum cleaners and housekeeping carts in good working condition.
  7. Rekeys locks as needed and maintains accurate records of locks rekeyed. Maintains manual and electronic locks.
  8. May perform routine maintenance on HVAC systems.
  9. Inspects and makes necessary and timely repairs to defective equipment, including but not limited to television sets, locks, safes, light fixtures, fans, telephones.
  10. Maintains fire safety equipment (smoke detectors, fire extinguishers, etc.) and forward inspection reports to designated staff member.
  11. Notifies Manager when major repairs are needed.
  12. Ensures that all maintenance tools and relative equipment are in good working condition and stored neatly and securely in the maintenance room.
  13. Complies with all safety and security policies outlined in the Divi Resorts manuals and required on island.
  14. Troubleshoots and follows-up on work orders; determines tasks, materials and supplies required to make the necessary repairs.
  15. Complies with all safety and security policies outlined in the Divi Resorts manuals and required on island.


  1. Performs other duties as assigned by management (including lifting and storing items, cleaning units, etc.).


Requirements:

QUALIFICATIONS and/or EXPERIENCE


EDUCATION/EXPERIENCE: High school diploma or general education degree (GED); minimum of twelve months related experience and/or training; or equivalent combination of education and experience. Training must be documented.


QUALIFICATIONS

  • Must have a valid state driver’s license.
  • Certification in operating heavy machinery such as forklift is a plus.
  • Strong organizational, problem-solving, and analytical skills.
  • Ability to manage priorities and workflow.
  • Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm.
  • Proven ability to handle multiple projects and meet deadlines.
  • Strong interpersonal skills. Ability to deal effectively with a diversity of individuals at all organizational levels.
  • Good judgement with the ability to make timely and sound decisions.
  • Ability to understand all safety requirements and cautions.
  • Ability to perform the physical labor necessary.


COMPUTER SKILLS

  • Basic keyboard entry using a menu.
  • Basic knowledge of Microsoft Word, Excel
  • Experience with Internet searches and email


LANGUAGE SKILLS

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.
  • English: Conversational, Reading, Writing
  • Bilingual skills a plus.


MATHEMATICAL SKILLS:

Ability to add and subtract two-digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of weight measurement, volume, and distance.


REASONING ABILITY:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
