Job Summary:The Houseman is responsible for providing an attractive, clean, safe, and well-maintainedproperty, using a systematic approach that maximizes guest satisfaction and remains within theestablished budgetary guidelines. Duties and Responsibilities:1. Assist all guest in a sincere and courteous manner, wherever possible going the extra mile anddoing whatever it takes to ensure guest satisfaction. 2. Inspects all operating systems and components of the hotel to ensure they are operatingproperly, efficiently, and safely. 3. Promptly responds to front desk reports of guest problems or concerns, informs the front deskwhen action is complete so the front desk can inform our guests. 4. Promptly responds to/works with Operations Manager/Head of Maintenance reports of property concerns,informs them when concerns are remedied. 5. Informs the Hotel guest or Hotel Staff/associate member when maintenance repair iscompleted. 6. Conduct a daily inspection of the Hotel grounds and interior for damage, unsafe conditions,general cleanliness and replace light bulbs as required. 7. Performs minor repair of all building and equipment, coordinating with General Manager and Head of Maintenance forspecialized repair, as necessary. 8. Assists with tasks outside of their role as Houseman and is a team player whenneeded. 9. Procures and maintains an inventory of supplies in order to perform duties and remains withinbudget. 10. Establishes and maintains solid and professional vendor relationships. 11. Maintains all storage areas, shops, and mechanical areas in a clean, safe, and secure manner. 12. Thoroughly and correctly cleans public areas of hotel according to Veridea Hotels operational policies and standards to ensure guest satisfaction.a. Removes trash and debris from hotel public spaces (Gym, Lobby, Hallways etc.).b. Cleans, sanitize, polish and dust all public area surfaces.c. Proactively deep cleans areas in need.d. Vacuums, sweep and mops public areas floors.e. Reports unusual circumstances to Supervisor.f. Reports maintenance requests promptly and attends to requests if maintenance team is unavailable. 13. Maintains clean and organized cart and working area to maximize job efficiency. 14. Performs outdoor custodial duties such as snow removal, cleanliness, lawn care, etc. asrequired. 15. Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints buildingstructures and minor plumbing, electrical, and mechanical. 16. Obtains estimates for supplies, repair parts; orders parts as needed. 17. Grooming must meet Employee Handbook Standards. Required Skills:• Ability to accept directions and priorities from the General Manager or Management Staff andreliably follow-through on tasks.• Ability to perform job duties with a minimum of disruption to our guests.• Ability to be friendly and cheerful; interact easily with guests and co-workers.• Ability to work independently with little supervision. • Ability to safely work with cleaning equipment and cleaning chemicals.• Knowledge of the use and care of hand and power tools.• Good mechanical maintenance skills.• Basic carpentry skills to include painting and varnishing, vinyl wall covering repair andreplacement, sheet rock repair and replacement and wall texturing.• Basic plumbing skills to safely evaluate conditions.• Basic electrical skills to safely evaluate conditions.• Basic Computer IT skills and a basic knowledge of phone and operating systems.• Basic understanding of HVAC and PTAC equipment functionality.• Basic hydraulics system knowledge.• Experience replacing seals, bearings, pulleys, and drive belts.• Basic knowledge of repairing carpet, ceramic tile, grout, and caulking.• Basic grounds maintenance skills.• Must know how to obtain outside technical assistance when necessary.• Familiarity with OSHA/EPA and FEMA standards (Preferred).• Familiar with building fire alarm/sprinkler systems.
