PURPOSE

SUMMARY of POSITION

Responsible for coordinating daily operations of the facilities/maintenance department as directed by the Maintenance Manager to ensure total comfort, safety, and satisfaction of resort guests and staff; maintains all equipment, buildings, and property in proper condition.


ESSENTIAL DUTIES and RESPONSIBILITIES


  • Provides oversight of the resort's physical operations including but not limited to refrigeration, heating, ventilation and air conditioning, laundry machines, swimming pools, kitchen equipment, emergency generators, plumbing, electric systems, wastewater treatment plant, reverse osmosis plant, and lift stations.
  • Maintains and ensures cleanliness of areas including but not limited to the warehouse, storerooms, maintenance room, boiler room and any other area as designated by the General Manager.
  • May interface with appropriate hotel staff/managers to receive information regarding maintenance needs; ensures timely response to requests; tracks and records repairs and ensure repairs are completed in a timely manner.
  • Offers guest assistance as necessary by immediately providing or immediately contacting the appropriate hotel staff/manager who can assist; and follows up to ensure the guest’s need is met.
  • Monitors and maintains proper inventory levels; communicates with Maintenance Manager when supplies are needed.
  • Coordinates with Maintenance Manager to ensure all maintenance-related regulatory and compliance standards are up-to-date, which includes but is not limited to fire and safety inspections and all safety and sanitation standards, procedures, and regulations.
  • Coordinates and performs preventive maintenance on equipment, rooms, exterior and public areas.
  • Supervises and assists staff in maintenance and repair of equipment, buildings, and property as needed including but not limited to cleaning of drains in laundry room; cleaning of boiler room, areas behind dryers; maintaining vacuum cleaners and housekeeping carts, rekeying locks and keeping accurate records of such, maintaining manual and electric locks; and replacing defective televisions.
  • Prepares accurate and timely reports as required.
  • Supervises, motivates, and assists in the hiring, training, and development of facilities/maintenance staff; manages schedules and workflow as directed.
  • Assigns and delegates tasks of maintenance personnel and monitors quality of work; enforces organizational policies, procedures, and safety regulations.
  • Provides day-to-day guidance and oversight of subordinates; actively works to promote and recognize performance.
  • Identifies problem areas and makes recommendations to the Maintenance Manager for corrective actions.
  • Performs other reasonable duties as assigned by management.


Requirements:

QUALIFICATIONS and/or EXPERIENCE


EDUCATION/EXPERIENCE

  • High School Diploma or General Education Degree (GED) is required.
  • Minimum of five years of related experience and/or training is required.
  • OSHA safety certifications are preferred.
  • A minimum of three to five years of previous supervisory experience is required.
  • Excellent knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills is required.


QUALIFICATIONS

  • Must have a valid driver’s license.
  • Certified in operating heavy machinery such as forklift.
  • Demonstrated proficiency in supervising and motivating subordinates.

COMPUTER SKILLS

  • Basic keyboard entry using a menu.
  • Basic knowledge of Microsoft programs, including Outlook, Word, Excel, and PowerPoint.
  • Experience with Internet searches and email.


LANGUAGE SKILLS

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.
  • English: Conversational, Reading, Writing
  • Bilingual skills a plus.


MATHEMATICAL SKILLS:

Ability to add and subtract two-digit numbers and to multiply and divide with 10’s and 100’s. Ability to perform these operations using units of American money or local equivalent and weight measurement, volume, and distance.


REASONING ABILITY:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
