The purpose of this position is to monitor construction projects for clients and/or provide support to a lead project manager on highly complicated or large-scale project projects. Direct accountability for project delivery. Responsible for implementing detailed project schedules from contract to implementation, coordination of the activities of project teams, identification of project issues, organization and verification of documents, communication of project information both internally and externally to clients, deadline management, and assuming additional responsibilities, as assigned. Oversees and, at times, mentors the work conducted by assistant project managers as part of the overall collaboration of efforts in support of client deliverables.

Responsibilities:

  • Act as project lead and oversee and/or manage project activities to successfully complete specified projects. Provide support to Sr Project Managers and Account Managers on projects.
  • Manage project scope, monitor project progress and performance, and provides status reports as required. May manage multiple projects simultaneously.
  • Demonstrate knowledge and understanding of project controls, project management, construction documentation and sequencing.
  • Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Create action plans to meet objectives, budget and schedule.
  • Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
  • Understand and implement contractual requirements for design and construction professionals; assist project management staff in generating contracts and addenda.
  • May manage multiple projects simultaneously.
  • Demonstrate capability to read, understand and apply standard to moderately complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
  • Interface directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
  • Conduct standard request for proposals; completes bid analysis; recommends resources to clients.
  • Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
  • Understand the building permit process and support the design and construction professionals in securing the permit.
  • Review contractors' direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, validate the usage of contingency, review construction and disbursement schedules, review of lien waiver and other documentation submitted.
  • Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
  • Review and make relevant comments concerning the terms of the construction agreement, the submitted subcontracts, architectural and engineering design agreements, building loan agreement as well as review both Contractor and Architect's qualification statements.
  • Demonstrate ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

Desired Competency, Experience and Skills:

5-10+ years of related experience and a demonstrated knowledge and understanding of construction documentation and sequencing as well as a practical knowledge of alternate materials/methods, construction costs, value‐engineering techniques and building/occupancy laws and lease requirements

Pay Range
$24—$28 USD
