## Description **Staff Accountant - Real Estate Accounting** As part of the Real Estate Accounting Department, this position will be responsible for monthly book close and accounting activities for both third party and intercompany transactions. This position will record routine and non-routine transactions within the Real Estate Accounting Department. This position will also assist in the preparation of SEC required disclosures related to our leasing transactions to support our Financial Reporting department. Specifically, the job responsibilities include: * Analyze real estate accounting transactions (including lease classification, modifications, incentives, rent holidays, sale-leaseback accounting, and consolidation concerns to include intercompany Master leases) and prepare accounting checklists to ensure compliance with US GAAP * Establish, maintain, and reconcile straight line liability accounts (including third party, related party and purchase price accounting basis accounts) for the Company's various subsidiary property companies * Accountable for monthly book close tasks including; strict adherence to close calendar, and reconciling/ analyzing/recording journal entries related to rent , intercompany real estate transactions, construction allowances, as well as corresponding prepaid assets, accruals and liabilities * Timely preparation of documentation, accounting support, work papers and completion of contents for close binder; Assist in the preparation of annual forecasts/budgets and qualitative/quantitative variance analysis for rent account * Perform monthly account analysis and reconciliations for security deposits, prepaid rent, rent expense accounts, as well as deferred lease allowance receivables and amortizations * Prepare disclosures and support related to real estate accounting for SEC reporting and legal entity reporting, as well as all annual audits and quarterly reviews with external auditors * Assist in the department's SOX controls compliance and audit process by maintaining control documentation related to real estate accounting, reviewing SOX documentation checklists and responding to audit requests ## Qualifications * BS degree required, concentration in Accounting or Finance required * 1 to 3 years experience in accounting and auditing, knowledge of lease accounting a plus * Working toward CPA license a plus * Able to work independently and multitask several projects in a fast-paced environment * Solid written and oral communication skills; * Strong time management skills and meeting deadlines * Strong analytical skills as well as attention to detail and accuracy * Strong computer skills related to Microsoft Office (Excel, Word) required.
