With general supervision, the Financial Analyst will prepare timely and accurate analyses of various investment objectives under department consideration. The ideal candidate will utilize financial modeling scenarios to analyze multiple levels of data from various sources to make recommendations and facilitate management decisions with real estate investment activity. The Financial Analyst interacts daily with the Sr. Director Design & Construction and Development/Construction Managers. The position has weekly interaction with Industry Relations Manager, CRES design team, Real Estate Managers and Lease Coordinator. The Incumbent in this role may work with Regional/Corporate Operations and General Managers as needed.

Job Responsibilities:

  • Prepare Capital Expense Requests (CERs), store financial performance summaries and project write-ups to reflect qualitative details of project for executive review
  • Work with regional management to establish realistic proforma assumptions
  • Validate correct construction budget figures for accurate cost assumptions
  • Run feasibility studies and scenario analyses for real estate investments including lease/buy decisions, parking needs analysis and transactional deal structure options
  • Generate and analyze data from operations database and evaluate financial implications of proposed investment objective
  • Summarize financial and investment activities into concise reporting to include recommendations for executive management review
  • Prepare presentations on investment options to facilitate management decisions
  • Participate in special projects and perform additional analysis attributed to portfolio level analytics, brand investment and performance
  • Participate in analysis of manufacturer incentive programs consolidating individual project data into a portfolio level IRR or Return on Real Estate Asset
  • Demonstrate behaviors consistent with the Company’s Vision, Mission, and Values in all interactions with customers, co-workers and suppliers
  • Adhere to company policies, procedures and safety standards

Qualifications:

  • Bachelor’s Degree in Finance or related field of study; or any equivalent combination of relevant background, skills and experience
  • 3-years experience in investment analysis, finance or related experience
  • Introductory experience in real estate investment preferred
  • Working knowledge of core financial/accounting principles such as time value of money, opportunity cost, workings of a corporate profit/loss statement and balance sheet
  • Analytical skills sufficient to compile large amounts of data and convert into meaningful financial summaries
  • Ability to prioritize workload independently and easily shift priorities based on business demand
  • Collaborative and interpersonal skills to work effectively in team based environment
  • Presentation skills and verbal/written communication skills to organize data and communicate results professionally
  • Good time management skills
  • Intermediate/advanced proficiency in MS Office with emphasis in Excel sufficient to work in established financial templates and create additional financial reports as requested
  • Working knowledge of, or ability to learn Hyperion Essbase
  • Ability to work some weekday evenings as needed and may include occasional weekends
  • Must meet company’s requirements for employment
  • Valid in-state driver’s license and have and maintain an acceptable, safe driving record
