Job Description
Supervise the maintenance of all equipment both significant and minor, machinery, and facilities on all properties.
- Oversees maintenance of all facilities on various properties.
- Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
- Implements planned maintenance programs for facilities and variety of office furniture/spaces.
- Examine objects, systems, or facilities; and analyze information to determine needed installations, services, or repairs.
- Inspect drives, motors, and belts, check fluid levels, replace filters, and perform other maintenance actions, following checklists.
- Perform routine preventive maintenance of facility equipment to ensure that machines continue to run smoothly, building systems operate efficiently, HVAC, office furniture/space and the physical condition of buildings does not deteriorate.
- Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
- Interpret specifications, blueprints, and job orders in order to construct templates and lay out reference points for workers.
- Requisition materials and supplies, such as tools, equipment, and replacement parts.
- Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment.
- Dismantle devices to gain access to and remove defective parts, using hoists, cranes, hand tools, and power tools.
- Assemble, install and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.
- Clean and lubricate shafts, bearings, gears, and other parts of machinery.
- Inspects construction and installation processes.
- Record maintenance and repair work performed and the costs of the work.
- Patrol and monitor work areas and examine tools and equipment in order to detect unsafe conditions or violations of procedures or safety rules.
- Oversee maintenance, upkeep and seasonal clearing of parking lots.
- Coordinate hazardous waste disposal and paper recycling programs.
- Work with third-party contractor support as needed.
- Enforce safe working practices and cleanliness of work areas.
- Keeps up on technological changes such as retrofitting machinery to meet today’s new laws and efficiency standards.
- Perform all other duties as assigned.
