Staffmark is currently partnered exclusivley with an excellent company that is looking for a Commercial Project Manager to join their group.
Responsibilities
Oversee and direct construction projects from conception to completion
Review the project in-depth to schedule deliverables and estimate costs
Keep job costs up to date with Director and ensure project remains in budget
Create the schedule and keep current, report any changes on a weekly basis and share the schedule with all subs on the job on a weekly basis
Upload daily log and progress photos in Builder Trend everyday
Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
Coordinate and direct construction workers and subcontractors
Select tools, materials and equipment and track inventory
Meet contractual conditions of performance
Review the work progress on daily basis
Prepare internal and external reports pertaining to job status
Plan to prevent problems and resolve any emerging ones
Negotiate terms of agreements, draft contracts and obtain permits and licenses
Analyze, manage and mitigate risks
Ensure quality construction standards and the use of proper construction techniques
Relationships
Regularly interacts with outside vendors, government entities, existing and potential clients, and professional colleagues.
Requirements
Proven working experience in Construction Management
Advanced knowledge of Construction Management processes, means and methods
Expert knowledge of building products, construction details and relevant rules, regulations and quality standards
Understanding of all facets of the construction process
Familiarity with construction management software packages
Ability to plan and see the "big picture"
Competent in conflict and crisis management
Leadership and human resources management skills
Excellent time and project management skills
Work with the client from the start of each project to ensure you understand the project scope and vision
Oversee the beginning of each turn-key project, including details like permit submission and design evaluations
Create the schedule for each project and match talent to the job+
Process change orders -- diligently vet the costs prior to approval
Collaborate with the architect and construction crew to ensure feasibility of each project
Conduct meetings on-site with architect, client and construction crew
Negotiate with vendors, suppliers and subcontractors
Maintain Professional Relationships with Vendors and be respectful
Prepare and submit project estimates to clients
Education/Training
BS degree in construction management, architecture, engineering or related field
Project Manager Certification or other credentials encouraged but not necessarily required
Experience
5 -- 7 years of commercial construction related experience with a proven track record of successful projects
Skills/Competencies
Ability to work in a fast-paced environment under deadline pressure
Ability to adapt to processes and deal with ambiguity
Clear, effective oral and written communication skills are required, must be careful listener and clear communicator.
A highly collaborative team player. Comfortable working across department lines with people at all levels in the organization
Must be flexible. Experience working for or with rapidly growing organizations is a plus
Ability to think "outside-the -box" and demonstrate creative sourcing strategies
Positive & upbeat, can-do attitude!
Strong organizational skills are a must!
Ability to multi-task
