Job Description
American Capital Realty Group is seeking an experienced, service-oriented, driven, and professional day porter. This job requires a full-time position offering Medical/Dental/Vision benefits, a 401K plan, paid holidays, paid vacation, and a competitive compensation structure.
The hourly rate is 18/hr. To work three days per week in Downey and two days per week in La Habra, with an occasional day in Pico Rivera to replace one of the Downey days.
Under the general direction of the Property Manager or Maintenance Supervisor, the day porter will be able to help manage the community's daily operations (see the responsibilities below)
RESPONSIBILITIES
Physically walking the property frequently and removing litter, debris, cigarette butts, and pet droppings from the grounds. All areas must remain neat and free of litter at all times.
Helps clean and maintain storage and shop areas. Completes minor and routine service requests when requested by the property supervisor.
Follow procedures when service requests are performed.
Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels, as circumstances warrant
Maintain a professional, courteous manner with all residents, vendors, contractors, and fellow employees.
Keeping the laundry rooms clean. Wiping down machines, windows, and floors.
Ensure that safety standards are used that comply with all company, local, City, State, and Federal guidelines.
Ensure compliance with all work-related activities fairly, ethically, and consistently.
Follow established company policies and those outlined in the Employee Handbook.
Special projects and other responsibilities as may be determined
JOB QUALIFICATION / REQUIREMENTS
High School Diploma or GED
Must have reliable transportation
Willing to float to other properties to assist in projects
Successful completion of a background check
Ability to work as a self-starter
Ability to communicate with fellow employees as well as tenants and outside vendors
Janitorial experience preferred
Outstanding communication skills
Punctual and dependable
Reliable transportation
Ability to work independently
Detail-oriented
Ability to identify and manage priorities
Ability to complete the physical requirements of the job
Day porter/janitor/custodian experience preferred

PHYSICAL REQUIREMENTS
Meet the physical requirements: constantly walking, climbing stairs, pushing, pulling, reaching over the shoulder, lifting, and carrying.
Constant weight - 1-35 lbs. Occasional weight: 36-50 lbs
Pick up trash as needed and empty trash receptacles.
Perform cleaning tasks, such as sweeping, mopping, dusting, cleaning cobwebs, wiping down surfaces, and cleaning the restroom.
Clean exterior surfaces of windows, windowsills, and doors
Remove and/or clean up any debris or soil, such as stickers, chewing gum, coffee spills, graffiti, etc.
Continuously walk the property to inspect all public areas for cleanliness. Notify the supervisor if repairs are needed.
Constant need (66% to 100% of the time) to be on feet.
Climb Stairs - Routine duties require access to all levels.
Working environment Outdoors (100% of the time), all conditions, often for extended periods.
Conduct all business per company policies and procedures, Federal, State, and local Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to property management.
