Property Maintenance & Repairs
- Perform routine inspections of properties and resolve issues such as:
- Plumbing: Unclogging toilets or sinks and bathtub/shower drains, fixing leaks, replacing shower heads.
- Troubleshooting household appliances: Testing outlets, replacing light fixtures, checking basic household appliances, and resetting circuit breakers when an appliance is not working.
- Tech Support: Troubleshooting Wi-Fi issues, troubleshooting TV/streaming devices, changing batteries of remote controls, smart locks, and exterior cameras, changing light bulbs, and updating smart lock codes.
- General Repairs: Replacing blinds and curtains, fixing cabinets, nightstands, and dressers, and fixing door handles and hinges, and paint touch-ups.
- Maintain common areas and outdoor spaces (e.g., resetting pool timers, checking for pest issues, ensuring trash areas are clean).
- Supplementary pest control: Placing traps or baits for bed bugs, roaches, and other types of pests.
- Conduct regular property inspections to identify and address maintenance needs.
- Coordinate preventive maintenance programs (HVAC filters, plumbing checks, etc.).
- Diagnose, troubleshoot, and repair plumbing, electrical, HVAC, carpentry, and appliance issues.
- Manage relationships with external contractors and vendors for specialty repairs.
- Maintain accurate work orders, inventory of supplies, and maintenance logs.
- Ensure all work complies with local building codes, safety regulations, and company standards.
- Respond to after‑hours emergencies on a rotational basis.
2. Guest & Tenant Relations
- Serve as the primary point of contact for guests and tenants, addressing concerns within 1–2 hours of notification.
- Conduct post-checkout inspections to identify damages or maintenance needs and properly document them by sending time-stamped pictures for filing claims for reimbursement.
- Deliver exceptional customer service in both English and Spanish (e.g., greeting guests encountered during visits to the properties, and providing local recommendations).
3. Cleaner Coordination
- Recruit, train, and manage cleaning staff to ensure properties meet cleanliness standards.
- Conduct spot-checks after cleanings to verify quality and provide feedback to cleaners (e.g., restocked supplies, no missed areas).
- Hire cleaners as needed and maintain a reliable backup list.
4. Administrative & Reporting
- Document all repairs, inspections, and guest interactions using property management software (e.g. Asana, Trello, Monday.com, Connect Teams)
- Escalate major issues (e.g., HVAC failures, roof leaks) to management
- Submit weekly reports summarizing property conditions, cleaner performance, and urgent action items.
- Weekly inspection and monitoring of inventory to ensure that all items needed in operations are sufficient, and report immediately for any item that is low in stock.
5. Emergency Response
- Be available for on-call emergencies (guests were locked out of their room, the main door of the house not opening) during designated hours.
Requirements
- Reside within 20 miles of Kissimmee (priority given to candidates in Davenport/Kissimmee).
- Proven handyman skills (plumbing, electrical, carpentry) with the ability to provide examples of past repairs.
- Reliable transportation and a valid driver’s license.
- Tech-savvy: Comfortable using apps for reporting, smart home devices, and basic troubleshooting.
- Availability for flexible hours, including weekends and occasional evenings for emergencies.
Required qualifications:
- Legally authorized to work in the United States
- 21+ years or older
Preferred qualifications:
- Valid driver's license
- Access to personal devices for work: smartphone - any type
- Construction skills: operating handheld tools
- Management skills: supervising employees
- Comfortable handling customer complaints
- Able to comfortably lift 50 lbs
- Available to work: late at night
- Available to work: weekends
- Available to work: weekdays
- Willing to travel locally
- 3+ years of experience in the cleaning & maintenance services industry
