The Maintenance Supervisor will also be responsible for maintaining the overall condition of the apartment community, including the grounds and common areas, and providing a quality living environment for residents. The community you will be handling relies on your attention to detail and ability to handle the items./ppbr//ppstrongEssential Duties and Responsibilities/strong/pulliPerforms maintenance duties, including work orders and preventative maintenance activities, with minimal supervision/liliMaintains the community and apartment homes consistent with company policies and procedures/liliAccurately processes necessary paperwork on time to document and track maintenance activities./liliTakes direction and instruction from the Maintenance Supervisor, Community Manager, and/or Regional Maintenance Supervisor/liliEnsures apartments are ready for occupancy by performing electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance repairs as directed/liliMaintains grounds, common areas, and amenities by picking up/emptying trash and debris, vacuuming, moping, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed/liliRepairs minor building problems, which may include foundations, ceilings, walls, floors, basements, and all mechanical contents of the building/liliAssists with unit turns, move-outs, apartment inspections, and work orders/liliApplies knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical, and any other related setups to perform maintenance, preventative maintenance, and/or repairs/liliComplies with company standards and applicable laws, including but not limited to; Fair Housing, OSHA, landlord-tenant law, Local Building Codes, OSHA, and EEOC/liliAttends and participates in company safety meetings, required training and other safety-related laws and requirements, and by reporting accidents and incidents promptly to the supervisor/liliReports known safety hazards, equipment, and customer concerns to the supervisor/liliResponds quickly to emergencies during work hours and on-call coverage/liliFollows established process for inventory of supplies and materials at the community by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs/liliSupports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies/liliMaintains high level of customer service for prospects, residents, vendors, and associates/liliTurning vacant apartments in the fastest, most cost-effective way while maintaining quality workmanship/liliCompleting work orders most quickly and cost-effectively while maintaining quality workmanship/liliCompletes all work in a workmanlike manner at all times/liliSchedule vendors/liliTrack and maintain supplies/liliObtain bids from outside vendors/liliEnsure vacant units are prepped for new occupancy per the turn sheet/liliReview completed work orders in AppFolio to ensure full completion to avoid a return visit/liliContinuously inspect all your properties for curb appeal, cleanliness, and maintenance needs/liliPreemptively enter work orders for deficiencies and ensure their completion/liliCoordinates ordering and inventorying of maintenance supplies/liliPlan and conduct periodic inspections of all units and create follow-up plans to address findings/liliEnsure you know the location of and understand the operation of all water, gas, and electrical shutoff,s and fire safety equipment./liliKeep track of, maintain, and securely store all property-owned and leased equipment, tools, materials, and supplies./liliEnsure all work is performed safely/liliOther duties as assigned/li/ulpbr//ppRequirements/ppstrongJob Type:/strong Full-time/ppbr//ppstrongPay:/strong $40/ppbr//ppstrongBenefits/strong/pulliCompetitive Pay/liliDental/liliVision/liliPaid Holidays and PTO/li/ulpbr//p
