divWinnCompanies is searching for ab Property Manager II /bto join our team atb Montecito at Williams Ranch, /ban 132-unit affordable housing and elderly community located inb Salinas, CA. /b/divdivbr/divdivIn this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements./divdivbr/divdivbThis opportunity offers a pay range of $23.00 to $25.00 per hour. /b/divdivbr/divbr/br/bResponsibilities/bbr/liCollaborate with senior management to establish appropriate rent levels./liliReview rent schedules, and oversee preparation and submittal of rent increases and renewals./liliMaintain optimum level of occupancy./liliProcess timely and accurate move-ins, move-outs, recertifications, and renewals./liliApprove rental applications adhering to property standards and all appropriate agency standards./liliFollow company marketing policies and reporting requirements./liliEnsure the property tenant files are organized, complete and accurate./liliEnsure that Property Software Data is accurate at all times./liliEnsure that the site maintains compliance with applicable state and federal program regulations./liliEnsure the property and grounds are well maintained./liliDirect maintenance team to implement maintenance programs and controls./liliReport property incidents, accidents, and injuries in accordance with company policy./liliResolve resident issues and conflicts timely and in accordance with site guidelines./liliPrepare the property's annual budget for approval by senior management./liliProvide accurate financial reporting and monthly variance reporting./liliSolicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy./liliEnsure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines./liliUse company directives to screen, hire, and train new personnel./liliPromote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership./liliUse the company's Professional Development Program (PDP) to develop, train, and engage site employees./liliConduct weekly staff meetings.
