POSITION SUMMARY
The Senior Estimator’s primary responsibility is to analyze and interpret project information in the assembly of budgets, bids, and proposals. The Senior Estimator also manages, in collaboration with the Project Executive, the successful completion of assigned Precon projects. Occasional travel is required. This position reports to the Director of Preconstruction and Estimating.
ESSENTIAL FUNCTIONS
- Evaluate bid requests.
- Prepare detailed cost estimates.
- Input and adjust quantities with a high level of accuracy.
- Review projectdocuments.
- Manage clientrelationships.
- Represent Nibbi in a professional manner.
- Work collaboratively with project team members.
- Manage financials, risk management, and client relations of assigned projects during pre-construction to issuing of subcontracts.
- Ensure Nibbi’s standards of safety and quality are adhered to by assertively championing Nibbi’s safety culture to project.
- Mentor and develop team members while effectively managing the overall team.
RESPONSIBILITIES
- Function as a conduit among project stakeholders to keep the project moving forward during the preconstruction phase.
- Job site visits to review existing conditions.
- Establish and maintain positive and effective relationships and communication with client, Construction Manager, project team, consultants/architect/engineers, subcontractors, adjacent community, trade unions, governmental agencies.
- Acts as a partner to the Project Executive in managing client relationships.
- Review all project documents, for completeness and accuracy.
- Prepare detailed take-offs and budgets.
- Assemble quantities into project management tools with a high level of accuracy.
- Present budget and value engineering ideas to owner and design team.
- Guide design to meet budget and constructability.
- Attend design development meetings.
- Participate in project team meetings, client meetings, and JSR’s for duration of assigned project.
- Quantify material costs, man-power hourly costs, and sub buy-outs for assigned projects.
- Lead team in the creation of proposals and bids.
- Develop bid documents for each project.
- Prepare detailed bid scopes for trade packages and vet subcontractors to insure compliance with bid scope.
- Lead Pre-Bid Meetings for assigned projects.
- Manage bid list and coordinate with trade partners.
- Review subcontractor submittals.
- Write and ensure execution of all subcontracts and purchase orders.
- Manage project buy-out and formalizing subcontractors.
- Develop preconstruction schedule and monitor progress.
- Responsible for managing billings and cost procedures during preconstruction.
- Prepare initial project schedule and site logistics plan. Update as needed with input from Operations.
- Conduct team meetings, owner/architect meetings, and budget reviews.
- Present job cost, scheduling updates, and budget updates at regular intervals.
- Mentor Estimators, Assistant Project Managers and Project Engineers assigned to project.
- Evaluates staff and conducts performance reviews.
- Coordinates constructability reviews for its projects with QA/QC Department.
- Attend company and industry events including meetings, trainings, workshops, etc.
- Work collaboratively with Project Manager, Superintendent, Project Executive, Safety, and Community Outreach, and project team to phase assigned projects.
- Other related duties as assigned or needed.
QUALIFICATIONS
Degree in Engineering, Architecture, Construction Management, or related technical degree, and 7-10 years of estimating experience, preferably in the construction industry. Candidates should have advanced math skills, ability to visualize in 2D and 3D, and an understanding of risk evaluation. Candidates must have a solid understanding of the construction industry, job site safety requirements, contract management, planning and scheduling, budgets, building products, and relevant technology. This position requires a high level of fluency in reading plans, specifications, and related project documents. Key competencies are initiative, communication, teamwork, dependability, and attention to detail.

The Precon Estimator is regularly required to:

- See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus.
- Reach with hands and arms.
- Use hands and fingers to operate tools and other business machines.
- Lift and/or move up to 50 lbs.
- Work in the main office.
