Capital Improvement Specialist II - Full-time

br / pspan style="font-size:11pt;font-family:Arial, sans-serif;"The Capital Improvement Specialist II reports to the Capital Improvement Specialist III and the Director of Capital Improvements./span/p br / pstrongspan style="font-size:11pt;font-family:Arial, sans-serif;"RESPONSIBILITIES/span/strong/p ul lispan style="font-size:11pt;font-family:Arial, sans-serif;"Work with the Capital Improvements Specialist III and Superintendents to plan and implement all capital improvement projects and renovation work./span/li lispan style="font-size:11pt;font-family:Arial, sans-serif;"Work closely with Capital Improvements Specialist III to complete projects within established budgets and timelines./span/li lispan style="font-size:11pt;font-family:Arial, sans-serif;"Must be able to write comprehensive scopes of work that are project specific. /span/li lispan style="font-size:11pt;font-family:Arial, sans-serif;"Must be able to work in conjunction with other employees within the department without issues./span/li lispan style="font-size:11pt;font-family:Arial, sans-serif;"Assist in all Capital Improvement Specialist issues including, but not limited to, electrical repairs, plumbing repairs, carpentry work, custodial work and concrete, masonry, HVAC, roofing fencing and signage when needed./span/li lispan style="font-size:11pt;font-family:Arial, sans-serif;"Perform touch-up amp; complete painting, to interior and exterior communities on an as needed./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Perform carpentry work, such as fitting doors, freeing windows, replacing, and building shelves, sanding, and refinishing floors etc./span/li lispan style="font-size:11pt;font-family:Arial, sans-serif;"Keep equipment clean and in orderly working condition./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Have constant knowledge regarding contracts and vendors, their services, and goods./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must be conscious of a safe work environment./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must own most "tools of the trade;" skill saw, air compressor, nail guns and all hand tools. /span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must attend Company sponsored events and training that relate to the development of the team./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"(If necessary) Must have current license and be insured to drive for company business./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must have dependable transportation to get to and from job site./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must have a telephone and inform supervisor of current phone number./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must be able to read, write and speak English./span/li li style="text-align:justify;"span style="font-size:11pt;font-family:Arial, sans-serif;"Must be able to perform all trades.
