Successful associates in this role may be promoted into Regional Maintenance Manager positions.  /pp/ppbWHAT YOU CAN EXPECT TO DO IN THIS ROLE:/b/pp/ppbPROPERTY MAINTENANCE/b/pullipPerform, schedule and supervise maintenance repairs throughout the property./p/lilipSchedule, monitor and conduct preventative maintenance./p/lilipMaintain a flexible, available schedule to respond to and resolve after-hours and weekend emergency maintenance and custodial requirements./p/li/ulp/ppbOPERATIONS/b/pullipUse Yardi (or similar) property management software to manage open service repair requests/p/lilipCreate and manage a budget while maintaining an accurate inventory of maintenance items./p/lilipEnsure that policies and procedures as well as safety and compliance expectations are met./p/li/ulp/ppbTEAM MANAGEMENT amp; CUSTOMER SERVICE/b/pullipLead, motivate and develop a successful, inclusive and diverse property maintenance team./p/lilipProvide timely and constructive performance feedback and light mediation./p/lilipDeliver outstanding customer service to all residents./p/li/ulp/ppbWHAT YOU’LL NEED ON DAY ONE:/b/pullipThree or more years’ hands-on apartment or building maintenance experience required./p/lilipStrong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work./p/lilipHVAC-EPA (Type II) or EPA Universal certification is required./p/lilipCertified Pool Operator (CPO) certification strongly preferred.  Associates hired without a CPO certification will be required to obtain within 90 days of hire./p/lilipAbility to read and comprehend budgets./p/lilipSupervisory experience required./p/lilipExperience with Yardi or other property management accounting software./p/lilipHigh school diploma or equivalent required./p/lilipAbility to read, write, understand, and communicate in English./p/lilipExperience using Microsoft Outlook, Word, and Excel./p/lilipProfessional verbal and written communication skills./p/lilipSuperior customer service skills including the ability to manage difficult customers and/or situations. /p/lilipAvailability to be on-call and responsive to after hour emergencies./p/lilipValid Driver#39;s License may be required./p/lilipspanAbility to work a flexible schedule to include weekends, evenings, and holidays./span/p/li/ulp/ppspan#LI-ANDREA/span/pp/ppspanspanEstimated Rate of Pay/span/spanspan:/span/ppspan$26.96 - $32.05/span/ppspanThis position is non-exempt; the range above reflects hourly rates./span/pp/pp style="text-align:inherit"/pp style="text-align:inherit"/pp style="text-align:left"spanThe pay range displayed for this position is determined by skills and experience required, location and job complexity*.
