Chief Engineer - Local 1

The Chief Engineer will oversee the maintenance of residential units, pool, parking, and grounds. This position will be responsible for leadership and supervision of the maintenance and janitorial team members.

Responsibilities:

• Supervise all on-site janitorial and maintenance staff.
• Perform all apartment pre and post move out inspections.
• Assign, manage, and ensure that all move-out/move-in apartment turns and renovations are completed in a timely and proper manner.
• Perform janitorial and maintenance duties as required.
• Enter, monitor, and ensure all work orders are being completed and tracked properly and timely.
• Negotiate and work with vendors.
• Ensure that all maintenance, janitorial, and facility material and products are properly ordered, inventoried, and safely stored.
• Walk property daily to ensure safety, limit potential liabilities, and guarantee curb appeal.
• Provide suggestions, recommendations, and monitor capital projects when applicable.
• Maintain and improve resident relations by ensuring proper staff etiquette and customer service.
• Train and mentor team members. Track team and individual performance.
• Enforce company and property policies, procedures, and best practices.
• Review, approve, and code invoices and enter into the financial system.
• Assist with the creation and implementation of operating and capital budgets.

Qualifications:

• Previous experience in maintenance or other related fields
• Familiarity with hand-held tools and equipment
• Deadline and detail-oriented
• Ability to handle physical workload
• Strong leadership and team skills
• Great customer service
• Good computer, time management, and organizational skills
