Maintenance Custodian / Superintendent

RESPONSIBILITIES/DUTIES/FUNCTIONS/TASKS

• Reports to the Program Director daily.
• On-call 24 hours a day, 7 days a week for all Freeman Houses Tier II Facility emergencies.   Responsible for maintenance of physical services which include water supply (cold and heat), light, gas and heat for the facility.
• Maintains physical systems operable conditions, which includes standpipe, sprinklers, compactors and heating in accordance with governmental regulations.
• Checks heating plant gauges daily every morning and night.
• Checks boiler daily to ensure all operations and heating system are working properly.
• Maintains an updated Building Maintenance Mechanic license as required by city and state regulations.        Maintain and manage the Maintenance Logbook; (ex: work orders for units submitted by the Program Director/Case Manager Supervisor, completed work orders with client’s signature, etc.).
• Pick up work orders from the Program Director’s office; 9am and report all completed work by 3pm, as required.
• Submits request for major repairs to the Program Director, to be reviewed and approved.
• Follows up on all unit and building repairs once completed. Will report any concerns or issues regarding completed work to the Program Director.
• Accommodates outside contractors and agencies (DHS, FMD, ACS, DOB, etc.).
• Prepares all facility purchase order request for building supplies and needs, then submits to Program Director, which then   will be submitted to the Executive Director for approval.
• Performs porter duties in his absence, as needed.
• As part of the maintenance department crew, assist in cleaning vacant units when a family is discharged from the facility, preparing the unit for the occupancy of a new family. All clients’ packed belongings will be placed in storage.
• Responsible for all maintenance repairs, as needed.
• Distributes and removes furniture and appliances from units, as needed.
• Preparing building for inspections and maintaining compliance with city, state and federal requirements.
• Oversee the work of outside vendors and contractors.
• Supervise and delegate tasks to Porters.  Twice a month will assist the Program Director with unit inspections. Porter to assist Program Director and Maintenance Custodian for immediate unit repairs, as needed. Receives bi-monthly unit inspections reports from the Case Manager Supervisor and conducts follow-ups and submits a unit repair completion report to the Program Director.
• Available for emergencies that may occur in the building.

REQUIRED QUALIFICATIONS

• You must have 5 years’ experience working in buildings of similar size to the facility.
• Previous building maintenance mechanic experience.
• Updated Building Maintenance Mechanic Certificate of Completion.
• Must have all licenses and certifications required by the Department of Homeless Services (DHS)
• Good verbal and communication skills.
• Bilingual a plus.

Shift Schedule:  Tuesday to Saturday  7:00 am - 4:00pm  or 8:00 am - 5:00 pm 

Expected hours: 40 per week

Benefits: Through the union (Local 32BJ) after completing the 90-day probationary period
