Job Description

A freelance facilities planning and construction scheduler develops, maintains, and updates project timelines to ensure construction and renovation projects are completed efficiently. The freelance nature of the role means the scheduler is contracted for specific projects rather than being a full-time employee.

Roles and Responsibilities

  • Develop and maintain project schedules: Create comprehensive, detailed schedules that outline all phases of a construction or renovation project, from inception to completion.
  • Create and interpret project documents: Review construction drawings, specifications, and project plans to ensure the schedule aligns with the project scope.
  • Identify critical paths and dependencies: Analyze task sequences using the Critical Path Method (CPM) to identify key activities and potential bottlenecks that could delay the project.
  • Monitor progress: Track project progress against the baseline schedule, perform regular updates based on field reports, and analyze variances.
  • Analyze and mitigate delays: Identify potential scheduling risks early, such as material shortages or unexpected weather. Develop mitigation and recovery strategies to keep the project on track.
  • Manage resources: Coordinate and allocate resources, including labor, equipment, and materials, to ensure they are available when needed.
  • Communicate with stakeholders: Provide regular reports and updates to project managers, architects, subcontractors, and clients. Host meetings to align all parties on project timelines.
  • Perform claims analysis: Assist in analyzing and documenting delays for potential claims or disputes.
  • Integrate with other project controls: Coordinate with cost estimation, budget management, and reporting systems to ensure seamless project execution.

    • Proficiency with scheduling software like Primavera P6 and Microsoft Project is essential.
    • Deep understanding of scheduling methodologies, including the Critical Path Method (CPM).

  • Education and certifications:
