Position Summary:
We are seeking an experienced, hands-on Apartment Maintenance Supervisor to lead and manage a team of maintenance technicians across multiple apartment communities located throughout various areas of Pueblo. This is a working supervisor position, meaning you will actively participate in day-to-day maintenance operations while also overseeing the performance, coordination, and completion of all maintenance-related tasks.
The ideal candidate will be highly organized, skilled in a wide range of apartment maintenance duties, and have strong leadership capabilities to ensure our properties are safe, functional, and maintained to the highest standards.
Key Responsibilities:
- Supervise and support a team of maintenance technicians assigned to multiple properties.
- Assign, prioritize, and follow up on work orders, preventative maintenance tasks, unit turns, and emergency repairs.
- Perform hands-on maintenance work, including but not limited to plumbing, HVAC, electrical, carpentry, and appliance repair.
- Ensure that all maintenance activities comply with safety regulations and company standards.
- Conduct regular property inspections to identify and resolve potential issues.
- Manage inventory, order supplies, and coordinate with vendors and contractors as needed.
- Communicate professionally with property managers, residents, and team members.
- Assist with hiring, training, and evaluating maintenance staff.
- Respond to after-hours emergencies as part of the on-call rotation.
- Maintain accurate records of work orders, inspections, and maintenance logs.
Requirements:
- Minimum 6 years of experience in apartment or facilities maintenance, with at least 2 years in a supervisory or lead role.
- Proven ability to lead, mentor, and motivate a team.
- Strong technical knowledge in general maintenance including, plumbing, electrical, and minor appliance repair.
- Must have a valid driver's license and reliable transportation.
- Strong organizational skills with the ability to manage time, priorities, and resources efficiently.
- Excellent communication and interpersonal skills.
- Ability to work independently and as part of a team.
- Comfortable working in a fast-paced environment and handling multiple tasks simultaneously.
- CPO License preferred but not required.
Physical Requirements:
- Must be able to lift up to 50 lbs.
- Able to work on ladders, roofs, and in tight spaces as needed.
- Capable of working outdoors in all weather conditions.
