Roving Maintenance Technician
Position Overview
The Roving Maintenance Technician is responsible for providing comprehensive maintenance services across multiple apartment properties within our portfolio. This position requires a flexible schedule and the ability to travel between locations as needed to perform repairs, conduct preventive maintenance, and respond to emergency situations.
Key Responsibilities
- Respond to and complete work orders across multiple properties in a timely manner
- Perform emergency maintenance and repairs outside of regular business hours on rotation
- Conduct regular preventive maintenance inspections and repairs on building systems
- Diagnose and repair issues related to:
- HVAC systems
- Plumbing systems
- Electrical systems
- Appliances
- Basic carpentry
- Interior/exterior building components
- Maintain accurate maintenance records and documentation
- Assist in unit turns and make-ready processes
- Manage inventory of maintenance supplies and tools
- Communicate effectively with property managers, residents, and team members
- Ensure compliance with safety regulations and company policies
Required Qualifications
- 3+ years of hands-on maintenance experience in multi-family properties
- Valid driver's license and clean driving record
- EPA certification for HVAC work
- Experience with property management software
- Strong problem-solving and troubleshooting skills
- Excellent customer service and communication abilities
- Basic computer skills for work order management
- Ability to lift up to 50 pounds and work in various weather conditions
Preferred Qualifications
- Technical or vocational training in building maintenance
- Universal HVAC certification
- Experience with preventive maintenance programs
- Bilingual skills (English/Spanish)
- Electrical or plumbing certifications
Physical Requirements
- Stand/walk for extended periods
- Climb ladders and work at heights
- Bend, kneel, and reach in confined spaces
- Work outdoors in various weather conditions
- Lift and move heavy equipment and supplies
Work Schedule
- Full-time position (40 hours per week)
- On-call rotation for emergency maintenance
- Must be available to work evenings and weekends as needed
