Description

Job Summary:

Responsible for ensuring overall property maintenance needs are completed in a timely

and efficient manner while decreasing costs and staying within budget. Responsible for

developing, mentoring, and leading a high-performing and cohesive Maintenance Team.

Supervisory Responsibilities:

  •  Recruits, interviews, hires, and trains new staff.
  •  Team Management of Maintenance Technicians, Housekeepers, Groundskeepers and Porters
  •  Delegates Team Schedules and prioritizes daily maintenance including work orders, turns, pools, and general grounds keeping.
  •  Monitors all maintenance projects through their completion and ensures appropriate follow up communication and documentation is completed.
  •  Delegates all tasks appropriately to maximize efficiency of the maintenance team.
  •  Ensures all the team’s projects are completed on or before scheduled completion date.
  •  Maintains appropriate staffing levels to meet the property needs including but not limited to “on call” scheduling.
  •  Evaluates employee’s work performance thoroughly and thoughtfully in relation to current job requirements on an annual basis. Provides ongoing constructive feedback and creates achievable goals for each team member.
  •  Coaches and mentors team members to assist their advancement within the company.

Duties/Responsibilities:

Maintenance Management

  •  Ensures Maintenance Requests are addressed within 48 hours.
  •  Ensures “Turns” are completed on or before the day prior to resident’s scheduled move in date.
  •  Decreases costs per unit on a year over year basis in each of the following categories: Repairs & Maintenance, Clean & Make Ready, Recurring Replacements
  •  Decreases Utility Costs by effectively following Section 13E (Utility and Energy Conservation) of Policies and Procedure Manual.
  •  Completes general inspections, service requests, repairs, and maintenance as a working supervisor.
  •  Demonstrates and maintains a high level of competency in the following areas: Plumbing, Heating and Cooling Systems, Pool Care and Maintenance, Painting, Carpentry, Roofing, Fencing
  •  Ensures that all property assets are properly secured. Including but not limited to: office, buildings, laundry, maintenance shops, and common areas such as fenced in courts and swimming pool facilities.
  •  Inspects building and grounds daily to ensure safety and cleanliness. Maintains property’s curb appeal throughout the day.
  •  Monitors vendor performance and ensures vendor compliance to Company’s guidelines.

Inventory Management

  •  Maintains a clean and organized shop area.
  •  Maintains appropriate inventory levels to ensure timely completion of work orders and turns.
  •  Ensures all maintenance orders are within budget and by GL code. Ensures all invoices are
  •  turned into the Property Manager the day they are received.

Communication

  •  Maintains continuous and detailed daily communication with the Property Manager regarding all
  •  aspects of property maintenance including but not limited to staffing, inventory, safety and compliance concerns, curb appeal, work orders, turns, resident concerns, and vendor performance.
  •  Communicates effectively and positively with residents to enhance customer satisfaction and increase retention.
  •  Conveys messages, ideas, and expectations to Property Manager, maintenance team and residents in a clear and thorough manner.

Compliance

  •  Understands and adheres to the Policies and Procedures Manual, Fair Housing Laws and OSHA Standards.
  •  Maintains the MSDS binder and ensures it is always kept current and up to date.
  •  Ensures that all safety standards, policies and procedures are adhered to by the maintenance team.

Customer Service

  •  Maintains open, honest and timely communication with residents regarding maintenance requests and property concerns.
  •  Ensures all communicated commitments with residents are fulfilled and appropriate follow up communication is provided when necessary.
  •  Ensures Maintenance Team handles and cares for all residents’ property carefully and respectfully.

Education and Experience:

  •  High school diploma or equivalent.
  •  At least two years related experience required.
  •  At least one year related Management experience required.

Physical and Location Requirements:

  •  Must be able to lift up to 30 pounds at times.
  •  Must have a reliable means of transportation, possess a valid Arizona Drivers license, and a clean driving record with personal auto insurance.
