 The Assistant Maintenance Technician is responsible for completing all porter and janitorial requirements of the physical plant and assisting in all phases of maintenance and repair of a property, including, but not limited to, the general and mechanical maintenance, and building systems. Must attend janitorial and maintenance themed seminars and classes as required by the established training protocol.  New Hire must move into a rent-free one- or two-bedroom apartment within 90 days of hire date, if such an apartment is availablePosition requires operation of a vehicle.

What You'll Do:

Facility Porter & Maintenance Functions

·         Adhere to all IHC directives as per the manual of operations and procedures.

·         Purchase necessary maintenance supplies in accordance with company purchasing policy.

·         Supervise outside contractors working on the property, and have them sign the site visitor log

·         Ensure that residents are provided with a clean, safe, well-maintained community in compliance with all

·         Report accidents and emergency situations to the property manager or administrative staff immediately and prepare sufficient reports. Take photographs of incident areas.

·         Ensure that all maintenance requests are handled on an immediate basis, if possible, and insure that Property Manager is notified if parts must be ordered which could cause a delay in installation and replacement.

 

Monitoring & Scheduling

·         Monitor contractors performing services on-site, as required by Property Manager or Maintenance Technician.

·         Continually inspect property and improvements, recording and reporting deficiencies to the Property Manager or Maintenance Technician, and assist with annual site inspections.

·         Carry out routine maintenance and emergency coverage, as instructed by Maintenance Technician or Property Manager.  Carry out field rotation assignments to other sites, as needed.

·         Must meet established authorized driver qualifications and requirements.

·         Adhere to all maintenance and purchasing directives as per the manual of operations and procedures, including, but not limited to: property inspections, maintenance work orders, landscaping and grounds, safety and security, special maintenance items, and inventory.

 Record Keeping & Reporting

·         Submit all completed maintenance and repair work orders, purchase receipts, incident reports and other relevant records to the Maintenance Technician or Property Manager, as required

 AMT SUBJECT MATTER EXPERT

·         OSHA Rules and Regulations for Chemical Usage

·         Small Tool Usage and Care

·         Environmental Services Practices & Procedures

·         Basic Maintenance Practices & Procedures

 

What We're Looking For: 

In addition to the necessary skills and experience to perform the responsibilities outlined above, there are a number of traits that a successful candidate will possess. 

  •  10 years of progressive Environmental Services experience including a minimum of 5 years of progressive Maintenance experience. 
  • Valid driver’s license without restriction and ability to successfully complete authorized driver qualifications and requirements.
  • CAMT preferred.
  • Strong work ethic, integrity and commitment to the Inglis vision and mission.
  • Demonstrated knowledge of OSHA regulations and guidelines for chemical use. 
  • Excellent communication, interpersonal and team building skills.

 

Pay Rate for this Role: $18.67 /hour
