Salary:
Purpose
The Maintenance Technician II is responsible for performing skilled maintenance and repair work on
complex mechanical, electrical, HVAC, and facility systems across multiple commercial buildings. This
includes troubleshooting equipment, supporting preventive maintenance, ensuring safety compliance,
and assisting with daily operational needs while maintaining strong communication and customer
service standards.
Responsibilities
- Identify, troubleshoot, and resolve mechanical, electrical, and facility-related safety issues
- Evaluate facilities equipment and facility infrastructure needs, recommend solutions, and
implement corrective actions to reduce downtime and improve efficiency - Support installations, facilities equipment startups, and ongoing facility improvement projects
- Assist with daily and weekly operational support for building assets and equipment
- Contribute to special projects and continuous improvement initiatives assigned by management
- Perform corrective, preventive, and predictive maintenance activities, including routine
equipment checks - Complete work orders using work order software, ensuring accurate notes, timestamps, and
documentation - Conduct routine building rounds and inspections across all assigned facilities
- Assist in coordinating onsite vendors and verify completion of contracted services
- Maintain accurate documentation in the work order system, including photos and status
updates - Respond to urgent facility issues such as leaks, alarms, and outages; assist with mitigation
efforts - Carry out scheduled preventive maintenance tasks for key building equipment (HVAC, pumps,
compressors, emergency systems) - Communicate professionally with occupants regarding maintenance activities, timelines, and
safety considerations - Participate in on-call rotation
- Maintain a working knowledge of FDA 21 CFR 1271, FDA 21 CFR 820, AATB standards, ISO
Standards, cGMP/CGTP, other relevant regulations/standards, and internal organizational
policies and standard operating procedures. - Maintain acceptable attendance and punctuality for scheduled work hours and meetings.
- Ensure completion of assigned tasks and responsibilities within defined timeframes
- Flexibility to work outside of normal business hours during weekdays or weekends with
reasonable advance notice to support business/operational needs when necessary - Perform other duties as assigned

Physical Requirements
- Ability to lift and carry up to 50lbs
- Ability to lift, bend, kneel, climb ladders, reach below and above shoulders
- Ability to work outdoors in all weather conditions, with exposure to hazardous equipment,
requires constant physical efforts - Wrist, hand and finger dexterity is required to operate various equipment and materials
Qualifications/Requirements
- High school diploma or equivalent from an accredited institution required
- 3 years of experience in general facility maintenance, including basic HVAC, mechanical,
plumbing, electrical, office moves, and meeting room setup required - Experience in Pharmaceutical, Hospital, or Food Service industries preferred
- Experience working with hand tools, power tools and precision measuring devices required
- HVAC license, Electrical Technician or Universal EPA certification preferred
- Valid Class C drivers license and reliable transportation required
- Clearance of favorable background investigation required
