Maintenance Supervisor

Salary: $70,000 – $80,000
We are seeking an experienced and customer-focused Maintenance Supervisor to lead the maintenance operations at a luxury apartment community in Columbus, OH. This is a hands-on leadership role ideal for a seasoned maintenance professional who thrives in a fast-paced environment and takes pride in delivering exceptional resident service.
Key Responsibilities
- Lead, supervise, and support a maintenance team of 2–4 technicians
- Schedule, assign, and prioritize daily, weekly, and preventive maintenance work orders
- Perform hands-on maintenance and repairs as needed, including HVAC, plumbing, electrical, carpentry, and general building systems
- Ensure timely completion of work orders while maintaining high quality standards
- Oversee preventive maintenance programs to maintain the property’s luxury standards
- Conduct regular inspections of buildings, grounds, and mechanical systems
- Coordinate with vendors and contractors as needed
- Maintain accurate records, inventory, and maintenance logs
- Ensure compliance with safety standards, policies, and local regulations
- Deliver excellent customer service and maintain positive resident relations
Required Qualifications
- 3–5 years of experience as a Maintenance Supervisor in multifamily or residential property management
- Strong background as a Maintenance Technician, with hands-on experience across building systems
- Proven ability to organize schedules and manage workflow for a maintenance team
- Experience supervising and motivating a small team (2–4 team members)
- Highly organized, detail-oriented, and reliable
- Personable with strong customer service skills
- Ability to communicate effectively with residents, team members, and management
- Valid driver’s license and reliable transportation
Preferred Qualifications
- HVAC Certification (EPA Universal or equivalent) – a plus
- Experience working in luxury or Class A communities
- Knowledge of preventive maintenance programs and vendor coordination
