Join us and start your extraordinary journey today./pp style="margin: 0px;" /pdiv /div Position Summary: p style="margin: 0px;"The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to RPM standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently. /pp style="margin: 0px;" /pdiv /div Responsibilities: ulliSupervise and ensure the proper maintenance of the property and grounds. This includes safely directing maintenance staff and developing a highly skilled team of Maintenance Technicians./liliMaintain the property's operating budget and secure competitive bids for supplies and services. /liliProcess purchase orders (POs) and invoices to keep costs under control./liliReview and prioritize work orders to ensure timely completion and resident satisfaction. Manage the work order process efficiently and maintain records in the computer software./liliOversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects. Promptly reporting employee injuries is also part of this role./liliTroubleshooting and repair various systems, such as HVAC, electrical, and plumbing, to maintain the property's functionality./liliRegularly liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure their satisfaction. Maintain meticulous records and provide cost-saving initiatives for review./liliImplement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace./liliActively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly skilled team capable of delivering efficient and effective maintenance services./li/ul Education and Experience: ulliHigh school diploma or GED – Preferred /liliTwo years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered./liliA minimum of one year of supervisory experience – Preferred/liliEPA certification required/liliCPO – Preferred/liliMicrosoft Office Suite, Project Management/li/ul Qualifications: p style="margin: 0px;"strongPhysical Requirements:/strong/pulliMust be able to walk, stand, climb stairs or ladders and access various areas of the property/liliMay be required to push or pull items and reach overhead/liliMay be required to bend, stoop or kneel/liliMay require dexterity of hands and fingers and ability to grasp tools/liliMust be able to see to perform inspections, read blueprints and schematics and read computer screens/liliMust be able to hear and understand verbal communications in person and over the phone or computer/liliMust be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms/liliMay occasionally be required to lift or carry items weighing up to 50 pounds.
