(trash outs) prior to make-ready./liliOperate safely the following equipment, power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers, and golf carts/liliAssist in pool maintenance and understand basic pool care (chemicals reading, making chemical adjustments, backwashing, pool cleaning, etc.)/liliEnsure prompt response to emergency on-call and after-hours maintenance assignments/liliComplete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations/liliPerform repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed/liliEnsure compliance with company and regulatory policies, including OSHA regulations and safety/environmental lawsbr /Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization/li/ul Education and Experience: ulliHigh school diploma or GED – Preferred /liliAt least 1 year of experience in maintenance or related field, preferred/liliGeneral knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready/liliAbility to work efficiently and meet deadlines/liliGood organizational skills and attention to detail/li/ul Qualifications: p style="margin: 0px;"strongPhysical Requirements:/strong/pulliMust be able to walk, stand, climb stairs or ladders and access various areas of the property/liliMay be required to push or pull items and reach overhead/liliMay be required to bend, stoop or kneel/liliMay require dexterity of hands and fingers and ability to grasp tools/liliMust be able to see to identify plants, weeds and pests and read computer screens/liliMust be able to hear and understand verbal communications in person and over the phone or computer/liliMust be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms/liliMay occasionally be required to lift or carry items weighing up to 50 pounds.
