Field Technician Turn - Full-time

You#39;ll be entrusted with a portfolio of single-family home units. br / /ppbResponsibilities:/b /pulliMaintain property inventory to our standards by conducting tenant turns, move-out inspections, and overseeing contractor work. /liliCoordinate tenants move-out processes, including physical move-outs, key exchanges, property condition assessments, and report completion. /liliInspect work completed by contractors to ensure it meets specifications and our standards. /liliAttend eviction property set outs and eviction hearings as needed. /liliPerform self-work at properties using appropriate tools and ladders, following established processes and guidelines. /liliProvide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.br / /li/ulpbRequirements:/b /pulliHigh School diploma/GED is preferred/liliMinimum two years of experience in Residential/Property Maintenance or related field is required, or five years of experience in lieu of education. /liliFamiliarity with basic hand tools and power tools is necessary. /liliExperience with an Apple iPad, HVAC, Resco, and CRM preferred. /liliValid driver#39;s license required. /liliUniversal EPA Certification or HVAC Type II Certification preferred. /liliProficiency in Microsoft Office (Word, Excel, Outlook) is necessary. /liliKnowledge of occupational hazards and safety methods (OSHA) is required. /liliExcellent verbal and written communication, time management, and problem-solving skills are essential. /liliAbility to multitask, exercise discretion and independent judgement, work in a team environment, pay close attention to details, and adapt to a changing environment. /liliProficiency in English, basic measurement and calculations, and the ability to physically maneuver 300 lbs. are necessary. /liliBe comfortable lifting/carrying: 75 pounds to waist height, 75 pounds to shoulder height, 20 pounds above the head. /liliCapable to operate a motor vehicle and climb ladders (A-frame and extension ladders) to perform tasks such as tree trimming and removal of debris and leaves from roof gutters. /li/ulp style="text-align:inherit"/pp style="text-align:left"uCompensation/u/pThe anticipated pay range/scale for this position is $28.00 - $32.00 hourly.
