Assistant Maintenance Manager - Full-time

Join us and start your extraordinary journey today./pdiv /div Position Summary: p style="margin: 0px;"The Assistant Maintenance Manager will carry out the duties necessary to maintain and enhance the value of the assigned community and will assume the Maintenance Manager responsibilities when Maintenance Manager is not available./p Responsibilities: ulliEnsure prompt coordination and response to emergency on-call and after-hours maintenance assignments/liliComplete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations/liliDocument all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work/liliTroubleshoot, diagnose, and proficiently repair a variety of issues, including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance/liliPerform sheetrock repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed/liliEnsure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws/liliCollaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation/liliConduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property/liliAssess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being/liliReport supply needs to Maintenance Manager and/or Community Manager and maintain shop organization/liliAssume the responsibilities of the Maintenance Manager in their absence, ensuring the continuity of maintenance operations and decision-making/li/ul Education and Experience: ulliHigh school diploma or GED – Preferred /liliOne year of multifamily maintenance experience and/or training; or a combination of education and experience will be considered/liliEPA certification required/liliCPO – Preferred/liliBasic skills in Microsoft Office Suite/liliValid driver’s license – Required/li/ul Qualifications: p style="margin: 0px;"strongPhysical Requirements:/strong/pulliMust be able to walk, stand, climb stairs or ladders and access various areas of the property/liliMay be required to push or pull items and reach overhead/liliMay be required to bend, stoop or kneel/liliMay require dexterity of hands and fingers and ability to grasp tools/liliMust be able to see to perform inspections, read blueprints and schematics and read computer screens/liliMust be able to hear and understand verbal communications in person and over the phone or computer/liliMust be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms/liliMay occasionally be required to lift or carry items weighing up to 50 pounds.
