pstrongThe Position:/strong/p
pAs the Property Management Office Floater, you will support and assist assigned communities in the region both from a leasing and operational standpoint. In this role, you will be responsible for leasing, marketing, resident relations, administrative support of financial records, and maintaining resident files./p
pstrongLeasing Responsibilities:/strong/p
ul
liPractice professional and relational leasing techniques by connecting with prospective residents through phone calls, emails, walk-ins, and appointments./li
liReceive inbound phone/email inquiries while listening with intent to gather information from prospective residents to build relationships and curate a personalized and “Affinitized” experience./li
liEnsure complete and accurate prospect information is collected, entered, and updated in the sales management system on a consistent basis./li
liConduct an individualized experience for each tour based on the prospective resident’s needs and interests. Utilize staff members, residents, dedicated time with ambassadors, and tour times aligned with daily activities./li
liPerform daily, meaningful prospect follow-up in accordance with Affinity expectations and standards through phone calls, personalized next steps, Sales Mail, notes, etc./li
liCoordinate depositor related creative follow-up and engagement./li
liMaintain a community culture focused on enhancing our residents’ way of life while providing excellent customer service and a supportive home environment./li
liSupport the community by hosting and participating in onsite community events for residents and prospects./li
liBuild meaningful strategic partnerships with businesses, service providers, and senior housing communities in the local area./li
liCoordinate and participate in offsite sales and marketing events for potential residents and strategic partners./li
liUse the on-site property management software applications to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents./li
liIn partnership with the team, execute marketing activities and events to create and drive traffic to the property, including implementing prospect facing events, resident and realtor referral programs, outreach programs, online and social media marketing tools, and following other property-specific marketing plans, drives, and special programs./li
liEnsure all online advertisements and postings are accurate and up to date./li
liEvaluate and shop competitors to understand the competitive landscape and our strategic position relative to the competition./li
liComplete and maintain all documents required for resident and property files, including background/credit checks, liability insurance, etc./li
liObserve the condition of the grounds, buildings and model apartment homes on a regular basis and report any irregularities or maintenance needs to the Community Director.strong /strong/li

pstrongOperational Responsibilities:/strong/p

liAssist the Community Director in property operations by preparing weekly reports, move-out paperwork, and month-end reports./li
liComplete daily transactions and financial tasks such as collecting and posting rent deposits, fees, and other payments./li
liReview resident files and accounting records to determine unpaid and/or late fees owed./li
liMaintain accurate records, including leasing records, liability insurance, resident and property activities, etc./li
liSupport the leasing and renewal process by ensuring complete and accurate applications, handling transactions, and keeping records organized and accurate./li
liAssist with credit and background checks, help ensure applications are fully approved prior to move-in, and conduct move-in orientations./li
liAssist residents with the reporting and recording of maintenance needs./li
liComply with all company policies/procedures and Fair Housing Laws./li

liPrior multifamily property management experience preferred./li

liWillingness to work evenings and weekends as necessary./li
liHigh School diploma or equivalency certificate./li
liValid driver’s license and insured, operable vehicle./li
