The Maintenance Technician III works directly with the Property Manager and/or Maintenance Supervisor to ensure that all vacated apartments are made “rent-ready”, work orders are completed as quickly as possible, and all common repairs (such as touch-up painting and fixture replacement, etc.) are identified and fixed quickly. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the position./p p style="text-align: left;"stronguESSENTIAL JOB DUTIES/u/strongnbsp; nbsp; nbsp; nbsp; nbsp;nbsp;/p ul style="text-align: left;" liComplete all maintenance work order requests/li liMonitor and maintain all building systems (HVAC, Plumbing, Boilers, etc.) and perform needed repairs as assigned/li liAssist the Property Manager in completing unit-to-unit inspections/li liPerform all site-level preventative maintenance duties assigned by the Zone Building Engineer or Property Manager/li liCommunicate with Zone Building Engineer and the Maintenance Technician I regarding major site repairs, remodels, and capital projects and work with them directly, when needed/li liWork collaboratively with vendor teams on identified maintenance projects/li liWork with Property Manager and peer group to maintain an adequate inventory of hand tools, parts, and supplies in order to maintain a complete workshop area/li liResponsible for alerting the Property Manager to any unusual circumstances or high priority issues that need immediate attention/li liPerform groundskeeping tasks (as needed, based on needs of property)/li liResponsible for removal of snow from site walkways and driveways during the winter months/li liMaintain positive and professional manner with all residents, vendors, and the public/li liAttend relevant training courses and ensure all required certifications are current/li liComply with all safety program requirements and work to promote safety in the workplace/li liResponsible for rotating standby support and will respond to emergency calls in a timely manner/li liAll other duties as assigned by the Property Manager/li /ul p style="text-align: left;"stronguQUALIFICATIONS/u/strong/p p style="text-align: left;"Education and Experience:nbsp;nbsp;nbsp;nbsp;nbsp;nbsp;nbsp;nbsp;/p ul style="text-align: left;" liHigh school diploma or GED required/li liAA degree or certification in mechanical, HVAC, electrical or industrial maintenance (preferred)/li li1+ years’ experience as a Maintenance Technician in a residential apartment setting or equivalent experience/li liKnowledge and on-the-job experience in the areas of plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations/li liRequires a Certified Pool Operators License, Special Boiler’s License, and Type II Refrigerant Certification (within 6 months of hire)/li liMust have reliable transportation, valid state driver’s license and proof of insurance as travel between sites is required/li /ul p style="text-align: left;"Skills and Abilities:/p ul style="text-align: left;" liFluent in English and skilled in oral and written communication/li liAbility to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public/li liDecision-making, problem solving, and time management skills/li liAbility to handle multiple projects or tasks simultaneously with self-direction/li liAbility to work collaboratively in a team environment/li liThe ability to respond to emergency calls in a timely manner (30 minutes preferred)/li /ul p style="text-align: left;"strongPhysical Demands:/strong/p p style="text-align: left;"Must be able to work in a physically demanding environment.nbsp; Frequent kneeling, lifting, pushing, pulling and moving through-out day.nbsp; Regular lifting of more than 20 lbs. and frequent lifting of up to 80 lbs. with assistance.
