pstrongPOSITION:/strong  Maintenance Team Leader (Full-Time, Non-Exempt) br /br /strongCOMPENSATION:/strong Hourly Rate, plus Benefits and Bonus eligibility/p pbr /strongSUMMARY/strong/p pThe Maintenance Team Leader is primarily responsible for protecting, maintaining, and enhancing the value of the community while also maximizing the living experience for residents and the community.  This is accomplished by ensuring that all resident maintenance issues are resolved expertly and efficiently./p pbr /strongRESPONSIBILITIES/strong (Including but not limited to):/p ul liEnsure that the property maintains an exceptional curb appeal by keeping the community grounds and buildings clean and properly maintained./li liAssist with basic repairs and other general maintenance duties./li liConsistently and genuinely demonstrate exemplary principles of customer service and teamwork./li liMaintain a safe, tidy and sanitary clubhouse, office, model, hallways and all other common areas./li liEnsure that the property is free of trash, debris and animal waste./li liEnsure that the grass and landscaping are well maintained, including the watering of flowers./li liEnsuring the best possible appearance of each apartment prior to new resident move-in./li liAdvise supervisor of items needing additional attention in the apartment; i.e. ripped carpet, torn linoleum, window or door repair, etc./li liProvide assistance with apartment turnovers as directed./li liCommunicate with the Community Manager regarding any problems with maintenance or curb appeal that requires further attention./li liRespond appropriately to emergencies, according to policies and procedures./li liParticipate in and attend all required in-service training sessions./li liEnsure understanding and compliance with all policies and procedures./li liContribute to resident satisfaction by ensuring that customer’s expectations are met or exceeded./li liParticipate in Cardinal U training as required./li /ul pstrongQUALIFICATIONS/strong/p ul li3-5 years of relevant industry experience, property management experience is a plus./li liMust have excellent customer service skills, strong attention to detail and basic maintenance skills./li liWorking knowledge of pool service/maintenance required./li liHigh school diploma or GED equivalent preferred./li liMust be able to lift a minimum of 75 lbs. and work 8-12 hour standing shifts./li liMust be able to work weekends and be available for on call emergencies./li liAbility to embody the Cardinal Culture and Cardinal Core Values every day./li /ul pstrongCANDIDATES WITH THE FOLLOWING CAREER EXPERIENCE PREFERRED: /strong/p ul liMaintenance Supervisor /li liMaintenance /li liMaintenance Manager /li liFacilities Manager /li liSupervisor /li liBuilding Manager /li liBuilding Engineer /li liFacilities Maintenance Manager /li liMaintenance Director /li /ul pstrongWORK ENVIRONMENT/strong/p pThe work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job.
