pstrongJob Responsibilities:/strong/p
ul
liPerforms maintenance tasks such as unit turns and work orders./li
liConducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements./li
liMaintains grounds and professional appearance of the property./li
liManages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service./li
liMaintains adequate inventory of supplies./li
liManages tasks within budget or seeks approval for necessary work that is over budget./li
liEmergency on-call is required as part of the position./li
liPerforms all reasonable duties as outlined by supervisor./li
liStrives to exceed residentsrsquo; expectations for excellent customer service./li
liContributes to a positive team culture and happy resident base./li

pstrongMaintenance Supervisor Qualifications:/strong/p
ul
liAt least 3 years experience in property maintenance or equivalent field required/li
liMaintenance experience in multi-family property management strongly preferred/li
liCertified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desirednbsp;/li
liMust have basic computer skills with the ability to input data and notes in English intro tracking systems/li
liHigh organizational skills/li
liExperience with warranty work/li
liStrong communication skills/li
liHigh level of attention to detail/li
liAbility to complete punch walks and follow-up with construction/li
liGreat presentation and interaction with clients and residents required/li
liExcellent customer service skills required/li
liExperience with leading and supervising a team preferred/li
liPrior experience working with a budget strongly preferred/li
liExperience with Yardi preferred/li
liAbility to respond to after hours emergencies, as needed/li
lispan style="color: #000000;"Can operate vehicle on premise and has valid driver's license and automobile insurance coverage/span/li

liAbility to lift/move/push/pull up to 150 lbs on occasion with a frequent need to lift/push/pull 25 lbs - 75lbs and be on your feet a majority of the day/li
